6069965-113362BupaJOB DESCRIPTIONJob Title – Regional Asset Manager NZCONTEXT OF THE JOBThe job is based in Auckland.The ability to travel and be mobile will be a key attribute of this role.The job reports to the Director of Property.This job is a full-time position.KEY TASKS AND RESPONSIBILITIESResponsibility for regulatory compliance (Council, Regional & National) in relation to facilities management.Provide technical property facilities management support to facilities, the property team and external contractors on site.Take a lead role in managing Bupa’s health and safety requirements in relation to our properties and contractors working on site.Participation in development and implementation of property facilities management software.Preparation of monthly reporting within prescribed timeframe.Undertake regular site maintenance audits and to produce regular reports in accordance with the approved schedule based on providing support prior to accreditation and audit visits.Take an active part in any property review process as required.Ongoing review and recommendations with the aim of continuously improving Property Services’ QA procedures.Manage external providers to ensure facilities are maintained to a high standard.Ensure that our facilities operate in the most sustainable manner possible, with a key focus on energy efficiency.Provide emergency response and assistance in the event of an emergency.Responsible for the recruitment and ongoing management of the on-site maintenance staff.Repairs & Maintenance – plannedAdministration of planned contracts including preparation of briefs, tender schedules, compilation of tender documents, calling of tenders, response to tender queries, tender review and tender recommendations.Ongoing contract administration including managing and auditing service providers.Sourcing appropriate service suppliers and contractors and managing their performance.Consolidation and negotiating maintenance contracts nationally to ensure service and cost efficiency.Liaise with suppliers re prompt invoicing to ensure accurate accruals can be forecasted monthly.Manage and maintain all equipment assets that fit within the remit of the Bupa property team6069965-113362BupaRepairs & Maintenance - Budget ManagementResponsible for developing R&M budgets.Ongoing review of planned and unplanned R&M to ensure facilities operate within budget.Assessment and prioritisation of R&M requests.Project DeliveryManage capex projects within the annual planned maintenance and major maintenance capex budgets including scoping works, costing, implementation, project management, handover and sign off.To be involved in managing redevelopment, extension or refurbishment projects including involvement with any review process and projects to maximise revenue.Legal and Policy complianceLegal and regulatory compliance, adherence to internal operating procedures together with the management of business risks is the responsibility of every Bupa employee.
