3105150-49911000Job DescriptionHome Repairs ManagerDepartment: Property and Maintenance Services (PaMS)Responsible to: Director of Assets and DecarbonisationResponsible for: DLO Supervisor, Contractor team leaderHours of work: 35 hours per weekJob purposeTo lead and manage the Cadwyn Can do response repairs team and external contractors for response repairs and voids and ensure the correct systems, processes and reporting for response repairs is maintained to ensure Cadwyn provides good quality homes. Working alongside two other senior managers in Property and Maintenance, ensuring the best customer service for our tenants and that work is carried out in a timely manner to the required quality and in compliance with all necessary legislation and regulation. Key Responsibilities:Supervising and ensuring the successful delivery of responsive repairs within Cadwyn properties, including Void works, gas and electrical responsive repairs and any agreed responsive physical adaptation works as agreed with the Assets Manager. Management of all responsive repairs in terms of operational, commercial, contractual, compliance and performance.Ensuring the responsive repairs team and contractors develop and meet performance targets, managing, monitoring, and developing the teamDeveloping strong working relationship with the workforce, external contractors, clients, service users and communities, managing client expectation to achieve good quality homes.Ensuring effective data management and systems which are used to make the storing of documentation and data in relation to responsive repairs is accurate, easier, and more accessible.Ensuring data is up to date, analysed and regular performance and financial updates are provided with any recommended remedial actions.Escalating significant concerns as appropriate to Executive team and reporting on agreed data metrics to Executive Team, committees and board as required.Providing timely reviews of customer service and oversight for tenant satisfaction of service delivery for responsive repairs Leading on the strategic business plan for responsive repairs, voids and vehicles and the fleet management strategyLead advisor on fleet management, tracker system, procurement/hire of materials, tools & equipment register, vehicles, equipment, PPE and uniform.Procurement of external consultants for responsive repairs in liaison with the other two PaMs managersManagement of the Out of hours serviceUndertaking site visits to ensure responsive and void works are adequately resourced, are being effectively delivered to prescribed quality standards, completed on time and within budgets Ensuing adherence to health & safety, legislation, and regulationsNote – no job description can cover every issue which may arise within the post at various times and the post holder is expected to carry out other duties from time to time which are broadly consistent with those in this document. ................
