I. Position Purpose

The Director of Facilities and Maintenance is responsible for the development, operation and maintenance of the physical facilities of the college campus, including the mechanical systems, utilities, grounds and equipment. He/she is also responsible for the energy efficiency and sustainability of the College. These functions and responsibilities include day-to-day operations, budgeting, planning and forecasting for all aspects of campus operations and facilities. He/she is responsible for providing an educational and work environment that supports the mission of the college by being safe, comfortable, aesthetically pleasing, sustainable, efficient, and economical. The Director provides vision and leadership and is involved in regular "hands on" work related to all aspects of facilities management.

II. Duties and Responsibilities

PLAN, DIRECT, AND EVALUATE THE DEPARTMENT'S OPERATIONS, SERVICES, AND STAFF: The Director will ensure the College's facilities, grounds, and vehicles are maintained to the satisfaction of the College's administration, staff, and students; establish the department's short and long-term goals and objectives, conferring with the College's administration, staff and students as necessary; inspect and evaluate grounds and facilities and schedule work accordingly; estimate and procure materials, supplies, equipment, tools, and staff needed to perform work; review work in progress for status and safety and adjust work methods as necessary to ensure timely completion and high quality of work; review work upon completion and schedule additional work as needed; monitor and regulate operation of utilities/systems, investigate malfunctions, and facilitate service/repairs; develop and administer the annual department budget.

MANAGE PERSONNEL: The Director will provide leadership and guidance to staff; participate in employee interviewing, orientation and training; schedule work assignments, review time and attendance records, conduct annual performance appraisals, provide reward and disciplinary action as indicated, communicate information, and conduct or attend meetings as needed or required.

MANAGE CAPITAL PROJECTS: The Director will research, analyze and develop recommendations to upgrade or improve the College's facilities and equipment; develop longrange budgets for capital equipment and building improvements; oversee the soliciting and processing of bids for remodeling and renovation of facilities to include preparation and presentation of capital requests to the Controlling Board; assist with planning and scheduling capital projects including inspection of construction and installation to ensure conformance to established specifications.

PROVIDE SUPERVISORY OVERSIGHT: The Director will supervise Maintenance, Custodial, and Campus Security staff in accordance with college policies. The Director will respond to emergencies and special requests.

INTERPRET AND ENSURE COMPLIANCE WITH APPLICABLE FEDERAL, STATE, AND LOCAL BUILDING CODES, ORDINANCES, REGULATIONS, AND LAWS: The Director will select and negotiate terms and cost, recommend and oversee the work of contractors; meet with vendors, architects, and contractors as they become involved in campus projects; establish and oversee maintenance of department recordkeeping systems; process, analyze, and summarize information in order to ensure effective exchange of information in reports, correspondence, etc. both for and on behalf of the administration.

COORDINATE USE OF FACILITIES BY FACULTY, STAFF, AND OUTSIDE ORGANIZATIONS: The Director will maintain a scheduling system for planned use of college buildings/ rooms; provide and maintain an accurate inventory of college room furnishings.

ENGAGE IN PROFESSIONAL DEVELOPMENT: The Director will formulate and implement goals for growth; identify personal professional development needs and participate in professional development for continuous improvement; maintain or attain appropriate certification, licensure, or credentials; and serve on community, state, and professional committees and boards.

DEMONSTRATE PROFESSIONALISM AND QUALITY CUSTOMER SERVICE: The Director will demonstrate professionalism and provide quality customer service in accordance with the College's values; maintain positive working relationships, and make decisions and solve problems; maintain confidentiality, positive communication, accurate records, and an organized, safe working environment; exhibit flexibility, willingness to learn, ability to change, and maintain current technology skills.

III. Qualifications ? Education, Experience, and Skills

Minimum of a Bachelor's degree in engineering, business, or related field from a regionally or nationally accredited institution recognized by the U. S Department of Education or the Council for Higher Education Accreditation

Minimum of five years of experience in maintenance and three years of experience leading or directing staff

Minimum of 3 + years leading and directing staff or equivalent credentials
