Summary

Manages day-to-day activities to ensure proper operation of all aspects of the Catholic Pastoral Center and that the building and grounds are maintained in a healthy, safe and sanitary manner. Responsibilities include performing mechanical inspections and repairs, contractor coordination, general cleaning and janitorial tasks, events coordination and room set up, oversees equipment and grounds maintenance.

 

Essential Duties and Responsibilities

▪ Maintains all safety related equipment on a daily basis. Assures that all exit signs, stairwell lights, etc. are checked on a daily basis and bulbs are replaced immediately when needed. Exterior night lighting is maintained and operable. Stairways are maintained clear of any obstacles or flammable items. Fire doors operate appropriately. Assists with fire drills and maintains records.

▪ Changes lamps, ballasts and tests emergency lighting. Monitors building temperatures and adjusts settings accordingly. In charge of pneumatic systems monitoring and repairs. Maintains oil pumps, motors, fans and air compressors. Operates boiler and tests for chemical treatment. Operates chiller monitoring temperatures and pressures and working with outside contractors when required.

▪ Responds to plumbing emergencies and provides needed repairs.

▪ Consults with water treatment company about boiler, chiller, cooling tower and dual closed loop operations and water treatment. Make changes in alarm times, monitor systems, troubleshoot alarm activations and log alarm events. Is available for emergencies via cell phone for after-hours emergencies. Contacts, meets and helps coordinate contracted work.

▪ Helps coordinate the crisis management plan for the Catholic Pastoral Center and provides assistance in developing emergency procedures. Assists in implementing procedures to ensure the chancery can respond to a disaster so that the critical business functions can be resumed within a defined time frame, the amount of loss can be minimized, and any stricken facilities can be repaired or replaced as quickly as possible.

▪ Inspects, cleans and repairs windows, painted surfaces, walking surfaces, doors and locks. Cleans the building, including restrooms, according to a schedule for daily, weekly and monthly tasks. Cleans all interior and exterior windows on first floor.

 

▪ Coordinates the necessary resources required to staff events including set-up/tear-down, facility maintenance, building access and security. Hosts outside groups which are using the office after hours; secures elevators; checks to be sure doors are secured at end of the event.

 

▪ Inspects building grounds daily to remove any debris which accumulates overnight.  Walks are kept clear of ice and snow and kept passable. Removes leaves from sidewalks and courtyard as appropriate.  Mows grass, trims and waters plants, etc. as needed.  Monitors employee parking lot.

 

▪ Is responsible for scheduled maintenance and cleaning of diocesan cars.  

 

▪ Inspects and performs general preventive maintenance on facilities and ground maintenance equipment making minor repairs as needed.   With approval, contacts outside service providers for needed repairs and monitors the completion of the work.

 

▪ Maintains an orderly appearance in all storage and service areas in the building.

 

▪ Maintains an inventory and requisitions supplies and materials as needed.

 

▪ Assists staff with special projects as required.

 

▪ Other duties as assigned.

Qualifications

Education and/or Experience                                                

High school diploma or general education degree (GED) and three to five years related experience and/or training; or equivalent combination of education and experience. Trade or vocational school preferred.  Must be skilled or semi-skilled in plumbing, electrical, HVAC operations and repair and general knowledge of construction.

 

Computer Skills                                             

Intermediate to advanced computer operations.  Ability to retrieve, respond to and manage email and on-line calendar system.  Knowledge and familiarity of Microsoft Office including Word, Excel, and Outlook. Ability to access and manipulate a variety of automated, computerized control systems.    

 

Certificates, Licenses, Registrations

Licensed to operate a motor vehicle and to meet agency auto insurance coverage requirements.  Necessary valid licenses depending on the duties performed. Engineer license desired.  Preference for related training certifications and licenses.

Other Qualifications

Ability to utilize all equipment and tools necessary to perform the work in an efficient and safe manner.   Capacity to perform a variety of routine tasks in the operation, care, cleaning and general maintenance of building, grounds and equipment. Ability to work independently.
