The Federal Housing Administration (FHA) has issued the nationwide forward mortgage limits for 2019 that will be effective for case numbers assigned on or after January 1, 2019. FHA limits for all areas between floor and ceiling

Low-cost Area The FHA national low-cost area mortgage limits, which are set at 65 percent of the national conforming limit of $484,350 for a one unit property, are, by property unit number, as follows:

One-unit: $314,827 Two-unit: $403,125 Three-unit: $487,250 Four-unit: $605,250

Earliest FHA Case Number Order Date

FHA Case numbers for loans reflecting the 2019 FHA forward loan limits MAY NOT BE ORDERED PRIOR TO JANUARY 1, 2019. Any case number ordered prior to January 1, 2019 must adhere to the 2018 FHA loan limits.

AUS Approval Requirements

To be determined. We are awaiting DU and LP announcements as to when their systems will be updated to reflect the new loan amounts. We will update this section and resend this bulletin when the announcements are made. All loans that close under the new 2019 FHA forward loan limits must contain a valid AUS decision, reflective of the new FHA forward loan limits.
