Summary

Realterm is seeking a highly motivated college graduate with 2+ years of relevant experience to join the fast-growing Realterm Logistics fund management team. Assets under management for the Realterm Logistics business have doubled over the past 18 months, and the team needs additional members capable of growing with the business. Successful candidates will gain exposure to all aspects of the real estate private equity business in working cross-functionally with Investments, Capital Markets, Property Management, and Construction teams. Opportunities for career progression would include the goal of stepping into an Asset Manager role overseeing all aspects of a regional portfolio of U.S. industrial assets with an expectation to become an expert in his/her markets.

Essential Duties and Responsibilities

Creating and maintaining complex financial models (i.e., Argus and Excel). Supporting the development and execution of lease-up and repositioning strategies for

investment properties Performing property and portfolio valuations and return analyses; hold-sell analyses; and

lease analyses Supporting the sourcing, underwriting, and execution of investment opportunities Work closely with the Investment teams by assisting in underwriting potential acquisitions

and due diligence processes Support the sales process of designated assets including engaging brokers, evaluating

bids, negotiating contracts, managing due diligence and closing. Creating internal and external meeting and reporting materials, including Investment

Committee, tenant, investor/partner and lender reports and presentations Researching investment markets and interfacing with prospective tenants, leasing agents

and investment sales brokers Traveling domestically to visit real estate assets, brokerage companies, tenants and

existing partners

Education and Experience Minimum of 2 years relevant business and financial experience BA/BS Degree, majors in Accounting, Economics, Finance or Real Estate preferred

Qualifications Strong financial modeling and analytical skills including an excellent working knowledge of Microsoft Office (i.e., PowerPoint, Excel, Word) Ability to conceive and execute on bespoke investment and strategic analyses Exceptional written and verbal communication skills with the ability to communicate complex concepts concisely Ability to work well in a fast-paced team environment Positive attitude and a very strong work ethic Attention to detail, highly organized and proactive Ability to learn quickly, a high degree of intellectual curiosity, and a passion for real estate and investing

Work Environment The position will work in a general office setting with some travel based on organizational/business needs.

Physical Demands Must be able to remain in a stationary position for the majority of the workday, sitting at a desk, consistently operating a computer. The person in the position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 25 lbs.
