Dear Deer Lake Homeowner:

Schoo Management, Inc. wants to welcome to you to Deer Lake Homeowners Association, Inc. As a member, you are invited and encouraged to attend all meetings and join committees formed within the HOA. Included in this package are important phone numbers, information about where to mail your coupons for HOA dues, and other important information about the HOA and the community. The information in this letter is meant to help inform you about the responsibilities of your management company and yours as a homeowner.

The HOA website , is full of information about our community. When you visit the site, you will find information about rules and regulations, newsletters, board meeting minutes, upcoming events, forms and how to book the clubhouse for your next engagement.

Schoo Management serves as the management company for your HOA. We have been retained to manage the common elements of your HOA. This means we oversee the maintenance of all areas of common property, excluding the interior and exterior of your home. We handle the accounting and correspondence of the HOA. By topic, here are some informational items:

RENTING OR SELLING YOUR HOME:

If you are going to rent your home, an application must be filled out and sent to Schoo Management with a copy of the signed lease agreement, along with the application fee of $100.00 and a damage deposit fee of $250.00. If you are selling your home an application must be filled out and submitted along with a $100.00 application fee to Schoo Management. For forms, please contact Schoo Management, Inc. at 481-4700 or visit the HOA’s website .

MAINTENANCE FEES …The amount of your maintenance fee is based on each owner’s prorated share of expenses as determined by the approved current year’s budget. Your maintenance fee is due quarterly on the 1st of the month. It is important that your fees are paid no later than the 10th to avoid any late fees. Maintenance Fees not paid by the end of the month will be subject to collection, liens and possible foreclosure. You are encouraged to complete and send in to Schoo Management, Inc. the form for an automatic withdrawal program in which your fees are electronically deducted from either your checking or savings account.

INFORMATION QUESTIONNAIRE … Please fill out the Owner Questionnaire and return it to Schoo Management, Inc, 9411 Cypress Lake Drive, Suite 2, Fort Myers, Florida 33919. It is important for your HOA to have this information available. Also, please notify us immediately of any change in address, telephone number, e-mail address, etc., including dates of change from primary to secondary (northern) address.

DOCUMENTS … Please be sure to read your documents carefully so that you become familiar with your rights and responsibilities as a homeowner. Most questions that homeowner’s have can be answered within these documents. Visit the HOA website to review copies of the HOA governing documents.

Instructions for Security Gate – Telephone Entry System

Please call Schoo Management, 481-4700, to have your name inserted in the entry key pad, to obtain your permanent gate code and to purchase Gate clickers.

VISITOR

When a visitor arrives at the entrance to our community they can locate a resident’s name in the directory by pressing the up or down arrow keys. Next to each resident’s name is a three (3) digit directory number. Enter this number into the keypad. The entry system will telephone the selected resident. If the resident is home the following should occur:

1. answer the telephone

2. verify the legitimacy of the visitor

3. press the number “9” on the telephone keypad

4. the entrance gate will open and allow access to the visitor

RESIDENT

When a resident arrives at the community’s entrance he / she must enter their access code on the keypad. After the access code has been correctly entered the entry system will open the entrance gate and allow access into the community.
