Often times I hear the question “How do I beat other investors to the best deals?” Everyone wants to know these mysterious secrets when they hear about huge profits that can be made on investment properties.
Unfortunately you won’t find a sign in the front yard saying “here is your investment property!.” In the front yard.
So you want to have as many avenues for finding deals as possible.
You can start your search by contacting realtors in the area and finding one you can work with that works specifically in finding deals for investors. With a search through their listing database a Realtor can do searches for keywords in the listings. There are many hints that people have a property that they need to move fast.
One of the terms you can search for is REO which means Real Estate Owned. It is simply properties that have been foreclosed on by the bank. You don’t hear about these properties because the bank doesn’t like to make the fact public that they have non-performing loans.
These are great properties to make offers on. It depends on the financial institution, but many of these companies will take pennies on the dollar for these properties to get them off their books as quickly as possible.
Other words to look for in ads and in listings are; must sell, fixer, needs repair, handyman special, motivated seller, estate sale and TLC.
Whenever you are driving around keep your eyes peeled for properties that appear vacant and uncared for. You want to look for newspapers piling up on the sidewalk, uncut grass and houses that look to be in disrepair. Also look for those for sale by owner signs.
Many home sellers won’t do much to market their property and you may be able to find a bargain property that the rest of the world doesn’t even know is for sale.
Start driving home from work a different way each day. You actually want to drive through neighborhoods and look at each house as you pass by. Keep a notepad in the car or a voice recorder so you can make note of the property addresses and follow up on them later.
Before you make your offer you can do some good research by actually talking with the seller or the seller’s agent and determining how motivated the seller of the property is to unload the property.
If there is no real motivation to sell it quickly, you probably are not going to get the price you are looking for.
A big mistake that many investors make is making one offer and then not following up with more offers on the property.
Keep a file of all the offers you have made. If a property is still for sale 30 days after you have made your original offer make another offer. Continue to make your offer every 30 days or so until the property is not on the market anymore.
A person’s motivation can change quickly as their idea of selling their property quickly turns into months of not getting what they want for the property. Who knows, you may be the only person that is even making offers on the house. When you are consistently making your offers it may show them that selling to you is the best opportunity for getting rid of the property they have.
What is the real secret to uncovering hidden real estate bargains? It is simply to find motivated sellers. You want to turn over as many rocks as possible, keep a positive attitude and keep making offers.
Most real estate deals don’t just happen they are created. Part of finding the deals is getting many “nos” before you get to that one yes. The secret to getting great deals is really to put a system together for making many offers. Keep at it on a daily or weekly basis, whatever fits your schedule best.
Just remember every no gets you closer to getting to yes that will start the profits coming your way.
