QUICK TIP

Using your home's equity

A home equity line of credit (HELOC) gives you the convenience of a credit line with even better advantages. You can borrow up to 100 percent of the appraised value of your home, less the balance of the first mortgage. Low variable interest rates save you money over most other forms of personal credit and make it a cost-effective way

to pay for the things you want today. $

Create a meaningful family legacy

Family lends us a strong sense of identity. So it makes sense that traditional legacy planning focuses on family bonds and the financial resources we want to leave to our loved ones. The best legacy plans start by focusing on the here and now. Here are four ideas to help you leave a family legacy- starting right now.

1. Find Work-Life Balance: The struggle is real. Even successful people have expressed regret about choosing work over spending time with their families. If this resonates with you, consider ways to free up some quality time for your loved ones.

2. Plan for the Unexpected: About 48 percent of U.S. adults don't have life insurance, according to a 2021 study conducted in part by the trade group LIMRA. This and other conventional estate planning concerns are an integral part of leaving your legacy.

3. Communicate Your Vision with Both a Legal Will and an Ethical Will: Along with a legal will consider adding an ethical will. Think of this as a family love letter, passing on your personal lessons and your vision for the family's future. Your ethical will can add context to your legal will, potentially preventing conflict among heirs.

4. Show Your Help and Support: You can do this in many positive ways from encouraging words, being actively involved in your family's activities or by making memories taking family vacations. In addition, you can financially help by setting aside money for education in a 529 plan for your children or grandchildren.

Live life with intention, not regrets. Your financial advisor can help you create a legacy that prioritizes caring for and guiding the people you love and honors what matters most to you now and in the future.

Your path to home ownership

ONE

Prepare your credit

Your credit score is one of the most important factors in determining the loans you're eligible for and the interest you'll have to pay. Start building your credit score early by always paying bills on time, paying down your existing debt, keeping old credit card accounts, and avoiding too many new credit card applications.

TWO

Start saving

The down payment of a mortgage can be a significant sum, often in excess of $15,000, based on the amount you borrow. Though there are some alternatives to lower your initial down payment, these often come with additional fees and higher interest that cost you more in the long run. To make the most efficient use of your assets, consider creating a plan to save the full down payment amount over three or four years.

THREE

Get pre-approved

Once you've built credit and saved for your down payment, it's generally a good idea to be pre-approved for a loan before making an offer on the home you're interested in. Pre-approval is a commitment from a lender to provide you with the amount you applied for, and it tells sellers that you can follow through on the offer you make. Make sure to collect and prepare necessary documentation well in advance, including tax returns, pay stubs, bank account statements and any other documents

FOUR

Make an offer

Once you have your finances in order, you're ready to find a realtor and make an offer on the home you've chosen. A reputable realtor should be able to guide you through the home buying process, tell you whether an offer is realistic and help to prepare you for

closing. $
