We wish to provide everyone who stays with us an enjoyable and pleasant time. These rules, along with those rules on the site map, are designed to assist us in providing the type of service and atmosphere that everyone desires, and will be strictly enforced by the management of the park. Please also read the rules and regulations noted on the back of our site map.

By signing below, I certify that all the completed information above is accurate; that I agree with the terms and conditions for my stay as a guest at the campground that are attached to this Application; and that I have read the rules and regulations for monthly guests and our site map. RECREATIONAL VEHICLE PARK

The KOA Campground is a “recreational vehicle park”, and each guest at the KOA Campground is a “transient guest” within the meaning of Florida Statutes Chapter 513, a copy of which is available for review in the campground office. If a guest remains in occupancy past the “End Date” set forth above, or if a guest while on the campground illegally possesses or deals in a controlled substance or disturbs the peace and comfort of other persons; or causes harm to the physical park; or fails to make payment of rent at the rental rate agreed upon and by the time agreed upon, that guest agrees that it is subject to eviction (i.e. removal without a court proceeding) by a law enforcement officer upon request of the campground operator after notice from the operator as described in Florida Statutes Section 513.13. The landlord/tenant rights and obligations set forth in Chapter 83, Florida Statutes do not apply. If a guest has failed to remove a recreational vehicle from the campground at the end of the agreed term, or other termination of the guest’s right to occupy a campsite, the guest agrees that the campground operator has the right to have the recreational vehicle (including all personal property of the guest that is in or about the recreational vehicle) towed and removed from the campground and temporarily stored offsite, all at the expense and risk of the owner of the recreational vehicle.

RULES AND REGULATIONS FOR MONTHLY GUESTS

These rules not only provide management with solutions to any potential problem, but also provide our guests the ability to enjoy camping to the fullest. It is our intention to provide a safe, friendly, and beautiful place to camp for you, your family and friends. We do ask everyone to be courteous and respectful to your neighbors. Please follow only designated roads or walkways. Please do not cut through occupied RV sites.

All prospective monthly guests will complete an application form and provide proof of RV insurance. Upon approval of this information by management and the availability of monthly sites, the guest will be allowed to register for a period of one month. At the end of thirty (30) days, if the management can establish adherence to the park’s rules and regulations, the guest may continue as a guest by paying the next month’s rent. The management will reserve the right to choose the appropriate site for each camper depending on the size of the unit and availability of sites. A maximum stay of 5 months will apply to all monthly guests except that, if not sooner, every guest MUST vacate the site no later than April 25, 2020. You must be out of the park for at least two months before returning for another maximum stay of five months.

RV SPECIFICATION

All units must be in good condition and no older than 10 years. Recreational vehicle must be originally designed as a recreational vehicle (no homemade units). All guests planning to stay for a month or more must have a motor home, 5th Wheel or Travel trailers. We cannot accept tents, pop-ups, vans, pickup campers, school buses or other similar equipment as shelter for guests planning to stay for a month or more.

Management must see the RV before a site can be assigned. If a manager is not available at time of check in, a nightly site will be assigned until manager can approve the RV. Recreational Vehicle must include up to date registration, insurance and plates. Recreational Vehicle must be free of any structural damage, including severe body damage, broken windows and window air conditioners. Motor homes must be in operable condition. Travel Trailers and 5th Wheels must be accompanied by an operable vehicle which is capable to towing the travel trailer of 5th wheel and vehicle must be present the duration of your stay. Florida state law requires the use of sewer donuts at each site.

RENT

By rental agreement, rates are for 2 adults; the charge for each additional person will be $50.00 per month. There will be no sub-letting under any circumstances. Rent must be paid one month in advance by 1:00 PM on the date of registration. If staying longer than 1 month, your first month’s rent will be pro-rated to the first of the following month. An additional fee of $25.00 will be added for each week your rent is past due. If our office hours are not convenient for your schedule, we have several other payment options available; 1) drop your payment in our night registration box outside the office, 2) payment by phone with a credit card, or 3) give permission for an auto charge of your credit card, done by one of our office staff.

ELECTRIC DEPOSIT

At registration, an electric use deposit (currently $70) will be collected, and will be held until your departure. Electric meters are read and the electric use charge calculated at the end of each month, and is payable upon departure or monthly renewal.

REFUNDS

If you leave before your paid month is up, no refunds will be issued for the unused days.

RESERVATIONS

A minimum reservation of 3 months must be made to guarantee a specific site for the coming season or year. In order to qualify for a specific site, you must be a registered guest for 3 consecutive months the previous season or year. All reservations for monthly sites require a $100.00 deposit. The arrival date may be changed only once at no charge. Rent will commence on the corrected arrival date, unless the actual arrival date is earlier.

CANCELLATIONS

Refunds for cancellations will be given if you contact us 30 days prior to your arrival date. A $10 cancellation fee will be charged for cancellations made prior to deadline. Cancellations after deadline will result in forfeiture of deposit.

ALCOHOLIC BEVERAGES

ALCOHOLIC BEVERAGES are positively not to be in evidence anywhere in the park. This will be strictly enforced.

LANDSCAPING

Monthly guests are not responsible for lawn maintenance of their site. KOA will be mowing and weed eating the sites. Personal items such as, flower pots and lawn ornaments will not be moved for lawn mowing. Using your personal lawn mower is not permitted. Removal any brush, sea grass or aquatic plant from our lakeshore is strictly prohibited (anyone violating this rule will be asked to leave the campground).

CLEANLINESS

All sites and camping units must be kept clean and presentable at all times. Indoor furniture and major appliances should not be placed outside the camping unit, and the number of plants, flowers and ornamental fixtures should not be excessive. Articles are not to be stored under or around RV. Clotheslines are permitted under awnings only. There are to be no mats placed on the ground at any time without permission from the management. The addition of decks, cement patios, patio blocks or any other type of permanent structure will not be permitted. Florida state law requires the use of sewer donuts at each site, no grey water dumped on the ground.

RADIO, TELEVISION AND SATELITTE ANTENNAS OR DISH

All external radio, television and satellite antennas are permitted only if they are attached to your camping unit or on a tripod. Digging a hole or the use of concrete is prohibited in the campground. All external antenna or satellite dish must be located within your boundaries of your campsite. You may not remove any trees or trimming of trees, plants or bushes to improve your reception. Antennas or satellites may not be attached to any electric boxes or campsite post.

GARBAGE

Trash is picked up at your site. We do pick up trash several times daily; please do not leave trash out after dark.

VEHICLES

The camping unit and one additional car, van or truck will be allowed per site. All vehicles must display a current KOA car pass. Two motorcycles will be allowed in lieu of a car or truck. Vehicles must be kept in repair to the point they meet state codes and do not annoy other guests. “For Sale” signs on any item, vehicle or camping unit occupying a site are prohibited. Boat and utility trailers, etc. will not be allowed on site. Arrangements can be made to park them in another specified area. Please do not repair your vehicle at your site. AT NO TIME ARE VEHICLES TO BE PARKED IN AN EMPTY SITE.

BOATS AND JET SKIS

Orange County requires that you must be a registered camper to launch a boat (visitors may not launch any watercraft). Only boats and jet skis owned by registered guests are allowed. The boat must be registered at the office prior to launching. Proof of registration is required prior to launching any boat or Jet Ski. A $10.00 boat launch will be paid at the time of registration. Boats are to be tied up at a dock, not beached on the shoreline or tied to a tree. We do ask that everyone shares the boat dock with other guests.

VISITORS

A visitor is a person who will be visiting you and will be using the park facilities. Visitors will be expected to park in the overflow parking lot. It is your responsibility to notify the office of your visitors. There is a visitor fee of $5.00 per adult and $3.00 per child. Only paid visitors with tags allowed after the store/office closes. A maximum amount of people per site is 6 (including your visitors). All monthly guests are responsible for their visitors and if extra visitors are at your site without having registered, you and your visitors may be asked to leave the campground. Visitors may not stay longer than three days without the approval of the manager. Management reserves the right to refuse admittance to any visitors.

GOLF CARTS

You must register and provide proof of insurance prior to using your golf cart in our campground. Operation of any vehicle while intoxicated is prohibited by law. Disorderly or reckless driving will result in suspension of privileges or ejection from park. Be kind to your fellow guests. Carts must be parked in your campsite by 10:00 pm. Passengers on a golf cart must always be seated, one person per seat. The speed limit throughout the park is 5 mph. Any and all vehicles must always observe this speed limit, and watch for children, pedestrians, and animals that may be sharing the roads with you. Operation of a golf cart or vehicle is restricted to licensed drivers only. Children are not to operate these vehicles at any time, whether riding with an adult or not, due to the safety risk this presents. This includes children/grandchildren or family members of staff or members as well. Our campground and trails are well kept because we care about our park, and we expect you to do the same. Roads are well marked, and we ask that you always remain on them . Please respect others’ campsites. Any and all above- mentioned vehicles must have functioning headlights and for everyone’s safety they are required to be used at dusk. If your vehicle does not have operable headlights, use is restricted to daylight hours only. Owners/drivers are responsible for any damage they incur.

PETS

Ours is a “pet friendly” campground. Pets must be kept on a leash at all times. Limit of 3 dogs per site. Dogs must be walked in the designated dog walk area and must be picked up after. Pets are not to be tied outside of your RV when you are not in the park; they are not to be left unattended at any time. No ground tie downs permitted. If any pet demonstrates aggressive behavior toward another pet or camper at any time during your stay, you will be asked to leave the park. No excessive barking. We have a 7,500 sq. foot dog park available located by the bath house.

CAMPFIRES

Campfires are not permitted on the ground. Only use self-contained units that are at least 6 inches off the ground. Do not leave fires unattended. All fires must be extinguished by midnight. Management assumes no responsibility for loss by fire, theft, accident, acts of nature, etc. Due to extreme fire danger, fire bans have been issued. Please check at the general store for fire ban information prior to your campfire.

MESSAGES

Only emergency messages will be hand delivered.

DRY STORAGE

All guests wishing to store their RV’s or boats will complete a dry storage contract and submit proof of insurance for the stored item.

BUSINESSES

No monthly camper will be allowed to operate a business out of this campground.

Wi-Fi

Our Wi-Fi is intended for basic email, Facebook and web surfing. It will not work successfully for heavy date requirements such as streaming movies, Skype, etc. If your wireless connection shows a red X, please come to the office for further instructions.

ENTRANCE/EXIT GATE

We issue the code to the entrance gate at check in. This code will change the first of every month. Upon leaving, the exit gate will automatically open when you approach the gate. There is only time enough for one vehicle to enter or exit at a time. If you or your guests damage the gate, you will be charged the current replacement cost of the gate. You will be given the new code when you renew your monthly rent. We offer rental of a remote control for your use while you are staying at the campground. There is a $50 deposit and a $10 monthly rental. The deposit will be refunded when you return the remote back in good working condition. You MAY NOT give your guests the access code to the gate. If you do not abide by this rule, you will be denied access through the entrance gate.

NEWSPAPER DELIVERY

Notify the front desk if you have a newspaper being delivered. For the safety of our guests, the papers will be delivered to the guard shack. Our night watch team will deliver the paper to your site.
