Although the water stains were tested with a moisture meter and found to be inactive, I recommend contacting a qualified contractor to preform a water test. Using a water hose in this area to simulate heavy rain/storm-like conditions may uncover needed repairs. I recommend you check with the current owner to verify that a qualified contractor has previously remedied this inactive water stain.
