Hello there, and welcome to the Home Buyer's Kit. You are about to see three checklists that were designed to get your house-hunting process under control. Here is the best way to use them:

Checklist #1 Use Checklist #1 for all the houses you're looking at for the first time. The purpose of the first inspection is to create the first impression, and ticking the boxes on Checklist #1 will help you remember what your impression is based on. In other words, it will help you decide whether or not this house is worth another look.

Checklist #2 Use Checklist #2 when inspecting the houses you've short-listed as final candidates. The second inspection is the thorough one, which you conduct with a purpose to determine whether the house is worth the asking price and if not, how much lower your offer should be.

Checklist #3 Use Checklist #3 to inspect the house you've bought prior to settlement. This last inspection is your chance to make sure that all the appliances are working, all the fixtures and fixings are in place and that no unwanted items were left in the property. Any problems that you can find before settlement may be fixed at the vendor's expense - instead of your own.
