Procedure for Requesting Architectural Change

Installation of a Standby Generator

All changes to the property and house in the categories as indicated in the Architectural Change Requirements require approval of the Board of Trustees prior to proceeding with any of these changes. If you are in doubt about whether approval is needed or require a copy of the forms, contact the Management Office who will provide the necessary information. The following outlines the procedure to obtain approval.

1. The noise level should be a maximum of 65 decibels at three (3) feet from unit running at full load

2. Fuel should be natural gas or liquid propane however, the propane tanks must be stored outdoors. If anyone wants to use gasoline then the same stipulation holds true.

3. Generators should not be installed between the homes, the area between the homes is very limited and in most cases contain a drainage swale. There needs to be enough clearance between the homes to allow for the landscapers equipment and the swales cannot be blocked to impede drainage flow.

4. Generators are recommended to be installed in the rear of a home.

5. No installations will be allowed on association common areas.

6. National Fire Safety Code NFPA 37: Standard for the Installation and Use of Stationary Combustion Engines section 4.1.4 states that the installation shall be at least five feet away from any combustible walls and any opening such as a window or door.

7. All requests for the installation of a permanent standby generator will be accompanied by a completed modification request form, documentation and manufacturer’s specification on the generator, color of generator housing and a plot plan of your property indicating where the generator will be located.

8. The Owner must obtain, prior to installation, the zoning approval first and then the plumbing, electrical and construction permits. The owner will need to submit the copies of all permits to the clubhouse office.

9. The association will only grant approval once there is a zoning approval submitted and all association requirements are followed.

10. All work will need to have final inspections from the appropriate township office, copies of the final approval will need to be given to the clubhouse office.

11. Also the Owner should submit the unit specifications from the manufacturer so that we can verify the decibel level.

12. Upon completion of the installation the Owner shall provide copies of the accepted final township inspections.

13. The generators shall have covers that are cosmetically complimentary to the home. Same or similar color of siding should be attempted.

14. The unit owner is strongly encouraged to notify their insurance carrier and have the generator included in their homeowner’s liability coverage. Proof of this can be provided to the clubhouse office for record keeping.

Portable generator regulations are as follows

• National Fire Code Regulations state that a portable generator should be operated 25 feet from any dwelling.

• Fuel should not be stored inside any dwelling, extension cords should be kept in a safe operating fashion.

• Maximum noise level shall be 65 dB measured ten (10) feet from unit operating at full load.

• Due to the noise levels of portable generators it is suggested to keep in mind the close proximity of your neighbors and to possibly limit the operation of generators during the evening hours.
