2. The tenant will sign and agree to the Owner’s Lease and pay the Owner’s customary charges and deposits;

3. That in the event the prospective tenant does not take the said apartment, sign the lease and pay all charges by the said date, the fee to hold the said apartment shall be forfeited to the owner.

4. If the Prospective tenant does take said apartment, then this fee will be applied toward the first month’s rent and/or deposit
