Date

Dear __________:

On behalf of Hays Country Oaks II Homeowners Association, I am writing to inform you that your assessment account is in arrears in the amount of $____. If there is some reason why you have not paid, or if you have paid and your payment has been misplaced, please contact our office immediate at the address set forth above.

As you are aware, the Association “administers, enforces and defends the covenants, restrictions and agreements to preserve the architectural and general appearance of the properties within Hays Country Oaks II.” Funding for this purpose is obtained from monthly assessments paid by the property owners. Therefore, it is vital that all owners promptly pay their share of those assessments, or the entire subdivision would quickly deteriorate.

By this letter, we make formal demand upon you for payment of your account in full. In the event of non-payment, the Association will file a lien affidavit against your property, and, if necessary, proceed to litigation and foreclosure. We hope this does not become necessary. To avoid this, please forward your payment.

Thank you.

Sincerely,

Robert Banish

Board President, HCO II Homeowners Association

Dear __________:

On behalf of Hays Country Oaks II Homeowners Association, welcome to the neighborhood! Your Homeowners Association Board hopes that you will find Hays Country Oaks II to be a great place to live. To that end, the board is given the charge to administer, enforce and defend the covenants, restrictions and agreements to preserve the architectural and general appearance of the properties within Hays Country Oaks II. If you ever have any questions or concerns, or wish to construct any building, please contact us at the number above.

In October of each year the homeowners meet for our annual meeting. This is a great opportunity to meet other people in the neighborhood and to learn about issues that affect all of us.

In addition to the business of the association, the board and other interested neighbors also coordinates several activities to enhance the neighborhood experience.

Annual garage sale (usually the first Saturday in April)

Annual Halloween hayride (October 31)

Quarterly neighborhood newsletters

Directory of residence (the directory also has a place for you to list your business, if appropriate)

HOA website where you can find all legal documents, minutes of the board meetings, calendars and much more.

We hope you will find ways to be as active in the neighborhood as you wish. Please let us know if we can be of assistance.

Warm regards,

Robert Banish

Board President, HCO II Homeowners Association
