How the leasing process works for Schmates Home Rentals,LLC

1. ALL HOMES ARE LEASED ON A “FIRST COME, FIRST SERVED” BASIS. NO EXCEPTIONS.

2. DOWNLOAD THE RENTAL APPLICATION FROM Complete the application in its entirety, scan and email back to info@ . This process allows you to organize a group so you can secure the home that you want.

3. ALL HOMES RENTED IN “AS IS” CONDITION. YOU WILL BE E-MAILED A COPY OF THE MOVE IN/OUT FORMS TO EXPEDIATE THE MOVE IN/OUT PROCESS. Please return five (5) days after your move in date.

4. ALL PERSONS SIGNING THE LEASE AGREEMENT MUST HAVE VISITED THE HOME BEFORE SIGNING. (Please contact the property manager or the existing tenants to arrange and confirm appointment).

5. EXISITING SCHMATES HOME RENTAL CUSTOMERS HAVE FIRST PRIORITY ON THEIR EXISITING HOMES’ LEASE RENEWAL FOR 48 HOURS. If you visit a property to tour the home and the current tenants tell you that they or someone else have already made an appointment to sign a lease for the next school year, please ask for that person’s name & send an email to info@ to verify that claim.

6. ALL HOMES CAN BE LEASED in advance to secure your home for Junior/Senior year. The best locations are the first to rent. Get your group organized early. IF you are spending a semester abroad you may substitute a tenant for that semester to sublease the spot on the lease.

7. ALL PARTIES THEN FILL OUT THE APPLICATION FORM COMPLETELY FOR THE HOME THEY ARE INTERESTED IN RENTING. IF THE APPLICATION IS INCOMPLETE, THE NEXT COMPLETED APPLICATION WILL BE CONSIDERED “NEXT IN LINE”, NO EXCEPTIONS. Completed applications may be sent via email only, no texts.

8. AFTER THE APPLICATION IS APPROVED, THE LEASE IS REVIEWED AND SIGNED BY ALL PARTIES. Each page must be initialed by everyone on the lease.

9. THE LEASE REQUIREMENTS FOR A GROUP TO SIGN A LEASE ARE AS FOLLOWS:

· A PERSON SIGNING A LEASE MUST BE A LEGAL ADULT AND AT LEAST EIGHTEEN YEARS OF AGE. PROVIDE A COPY OF YOUR DRIVER LICENSE WITH THE APPLICATION.

· EVERYONE THEN COMES TOGETHER TO SIGN THE LEASE AGREEMENT. ONCE SIGNED THE LEASE IS SCANNED, EMAILED OR DROPPED OFF TO SCHMATES RENTALS FOR REVIEW AND IMPLEMENTATION.

· EVERYONE MUST SIGN THE LEASE AGREEMENT. WITHIN 48 HOURS OF THE INITIAL APPOINTMENT AND APPLICATION PROCESS, EVERYONE SIGNING THE LEASE AGREEMENT MUST HAVE TOURED THE HOME.

· THE FULL PER PERSON SECURITY DEPOSIT IS DUE AT THE SIGNING OF THE LEASE AGREEMENT. THE SECURITY DEPOSIT CHECKS ARE TO BE MADE PAYABLE TO SCHMATES HOME RENTALS,LLC.

THE ABOVE PROCEDURES ARE NECESSARY TO MEET SCHMATES HOME RENTALS,LLC REQUIREMENTS. IF THESE CONDITIONS ARE NOT MET WE RESERVE THE RIGHT TO PLACE THE HOME BACK ON THE LIST OF AVAILABLE HOMES FOR RENT. A BLANK SAMPLE COPY OF THE LEASE AGREEMENT IS AVAILABLE ONLINE @ . THE SIGNED LEASE AGREEMENT IS A LEGAL DOCUMENT AND ONCE FULLY EXECUTED IS A LEGALLY BINDING AGREEMENT. IF THERE IS SOMETHING THAT YOU DO NOT UNDERSTAND ABOUT THE LEASE AGREEMENT SEEK LEGAL CONSUL. SCHMATES RENTALS DOES NOT OFFER LEGAL ADVICE. SCHMATES RENTALS IS THE AUTHORIZED RENTAL AGENT OR THE OWNER OF THE HOME YOU ARE RENTING.

The signed application form that you complete and return via email to info@ or info@ “holds” the home you have scheduled to visit. Please do not make an appointment to visit a home which you have no intention of renting. Be respectful of others looking for housing.
