HOUSE RULES

General Rental Information:

1) No drugs or drug use by tenant or tenant’s visitors at any time. Any drugs/drug use and the tenant will have to move out immediately (property may remain in room through the end of the rent period).

2) Rent ($600) is due on the first (1st) of each month, for that month ($20 per day in a partial month).

3) A deposit ($600) is due at the time of move in. Deposit is not to be used for last month’s rent.

4) Full house privileges with utilities included, except long distance phone calls (cable/phone hook-up in room). Tenant may use equipment in common areas (TV, cookware, laundry, etc.). Spa use with owner’s permission only.

5) Tenant’s belongings should be stored in tenant’s room or designated areas.

6) Rented room has a privacy lock. No other lock is permitted.

Security:

1) Tenant will be given one house key. Key is not to be copied and/or given to other(s).

2) Exterior doors will be locked at all times, when not in active use. (Careful! Door handles turn even when the door is locked! It’s very easy to get locked out.)

3) Tenant’s visitors are welcome. Tenant must be present when visitors are. Parties: Let us know 24 hours in advance. Overnight guests are OK, on occasion… (guests do not live here and tenant will pay extra for extra utilities used if “guest” is here too often).

4) No person has any reason to be in someone else’s room or storage area. You may not use others property, food, etc. without express permission to do so, in advance.

Cleaning Responsibilities:

1) Clean up any mess made in common areas before leaving the area. Pick up and put away all personal items.

2) Kitchen must be cleaned up after use. Throw away trash, rinse dishes, put dishes in the dishwasher, wipe down counters, hand wash pots, knives, crystal. No food down the sink. (disposal/plumbing are older and cannot handle garbage).

3) Tenant is responsible for cleaning room, and sharing bathroom-cleaning duties. Cleaning includes your shelf space and refrigerator space. All basic maintenance and house cleaning will be done by us (but we never come into rented room/hall bath).

4) Put trash/recycling in appropriate bin.

Miscellaneous:

If any problem arises, talk to us, or the other tenant. If no one is available, leave a polite note. Please don’t let problems build up- we won’t!

Many kitchen and bath items are common use. If it’s under the sink, on the top shelf in the garage, or on the kitchen counter, the item is for all to use.

The animals are never the tenant’s responsibility in any way. Dogs are outside unless we are home, or you like them and let them in with you (back out when you leave, please). We have a pet sitter if we are away overnight.
