Applications generally take one day to process. It is your responsibility to contact Studio Plaza to determine whether your application has been accepted. If an apartment is available on your requested move-in date, a $1,500.00 deposit is due by cashier’s check, money order, or traveler’s check. First month’s rent in the form of a cashier’s check, money order, or traveler’s check is due on the date your Rental Agreement begins.

MOLD DISCLOSURE TO PROSPECTIVE TENANTS

There are many types of mold. Residential properties such as Studio Plaza Apartments are not, and cannot be, constructed to exclude mold. Moisture is one of the most significant factors contributing to mold growth. The relatively close proximity of Studio Plaza Apartments to the beach and the Pacific Ocean is an environment with a relatively higher moisture level and consequent ambient levels of mold, both indoors and outdoors. This is a special material factor for your consideration in leasing an apartment.

Information about controlling mold growth is available from the California Department of Health Services, and the U.S. EPA (). Certain species of mold may cause damage to property and may adversely affect the health of susceptible persons, including (but not limited to) allergic reactions that may include skin, eye, nose, and throat irritation. Certain species of mold may cause infections, particularly in individuals with suppressed immune systems. Some experts contend that certain species of mold may cause serious and even life-threatening diseases. However, experts do not agree about the nature and extent of the health problems caused by mold or about the level of mold exposure that may cause health problems. The Centers for Disease Control and Prevention is studying the link between mold and serious health conditions.

Studio Plaza Apartments cannot and does not represent or warrant the absence of mold. If you believe that you or any other persons who will reside in the apartment have any sensitivity to mold, due to allergies, asthma, or for any other reason, then it is your obligation as a prospective tenant to determine whether a mold problem is present. To do so, you should hire a qualified inspector and make any contract to lease an apartment contingent upon the results of that inspection.

Studio Plaza Apartments shall not be liable to you or any other person in any action based on the presence of or propensity for mold within or at the premises.

The Studio Plaza Apartments “Rental Agreement”, and the “Mold Notification Addendum” specifies that the TENANT is contractually responsible for maintenance and remedial action for any water intrusion and/or mold within the TENANT’S apartment unit. There are no other representations of fact or opinion or other disclosures by Studio Plaza Apartments, other than the foregoing, unless acknowledged in writing by its authorized agent.

BED BUG DISCLOSURE TO PROSPECTIVE TENANTS

Studio Plaza Apartments has never had a bed bug infestation, but California Law requires we provide the following information:

INFORMATION ABOUT BED BUGS

Bed bug Appearance: Bed bugs have six legs. Adult bed bugs have flat bodies about 1/4” in length. Their color can vary from red and brown to copper colored. Young bed bugs are very small. Their bodies are about 1/16” in length. They have almost no color. When a bed bug feeds, its body swells, may lengthen, and becomes bright red, sometimes making it appear to be a different insect. Bed bugs do not fly. They can either crawl or be carried from place to place on objects, people, or animals. Bed bugs can be hard to find and identify because they are tiny and try to stay hidden.

Life Cycle and Reproduction: An average bed bug lives for about 10 months. Female bed bugs lay one to five eggs per day. Bed bugs grow to full adulthood in about 21 days. Bed bugs can survive for months without feeding.

Bed bug Bites: Because bed bugs usually feed at night, most people are bitten in their sleep and do not realize they were bitten. A person’s reaction to insect bites is an immune response and so varies from person to person. Sometimes the red welts caused by the bites will not be noticed until many days after a person was bitten, if at all.

Common signs and symptoms of a possible bed bug infestation:

• Small red to reddish brown fecal spots on mattresses, box springs, bed frames, mattresses, linens, upholstery, or walls.

• Molted bed bug skins, white, sticky eggs, or empty eggshells.

• Very heavily infested areas may have a characteristically sweet odor.

• Red, itchy bite marks, especially on the legs, arms, and other body parts exposed while sleeping. However, some people do not show bed bug lesions on their bodies even though bed bugs may have fed on them.
