POSITION DESCRIPTION

Project Manager

Purpose:

The Project Manager is primarily responsible for the supervision of construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints.

Project managers control the time, cost and quality of projects. They plan and coordinate all aspects of the construction process, including hiring contractors and working with engineers, architects and vendors.

Project managers determine scheduling of different phases of the project based on established deadlines. Coordinate delivery of materials and equipment to the job site. Managers confer with supervisors and/or other managers to monitor construction progress, including worker productivity and compliance with building and safety codes. Maintains constant communication both written and verbal with responsible parties to ensure quality construction exceeds company standards and proper industry technique and process are utilized, while ensuring the client’s needs and wants are efficiently met.

Project managers must have the ability to resolve problems that arise on the job site such as emergencies, inclement weather or other issues that may cause delay.

Job Duties:

1. Project Scheduling: Establishing the policies, procedures, and documentation for planning, developing, managing, executing and controlling the project.

2. Budget Tracking: Monitoring the status of the project to update the project cost and managing the changes to the cost baseline.

C) Cash flow

3. Customer Service and Support: Meeting the needs of the customer or exceeding the customers expected experience.

4. Quality Control: Identifying the cause of poor process or product quality and recommending and/or taking action to eliminate them.

5. Contract Review:

A) Develop scope

6. Specification Review: Assuring that project requirements desired by the client are meet or exceeded.

7. Daily Management of the Job Site and Sub-Contractors

8. Defining Scope of work Sub-Contractors

Requirements:

• Proven working experience in construction project management

• Ability to plan and see the “BIG PICTURE”

• Possesses above average communication skills both written and oral

• Willingness to train others

• Ability to multitask, prioritize and manage time efficiently

• Proficient with Microsoft Office, Microsoft Project and Project management software

• Self-motivated and self-directed
