Reminders & Helpful Information:
Update on 3190 Leisurewood Court: The abatement of 3190 Leisurewood Court is complete. An engineer has inspected the building and has submitted his report to the insurance adjuster. He then forwarded the report to the two companies who will be bidding on the rebuild of the building. You will soon see the start of the rebuild.
Trash: Make sure your trash bags are tied shut before putting them in the dumpster. Also, don't send a child to dispose of a trash bag when the child is not tall enough to get the bag into the dumpster. All trash has to be put in the dumpster, not on the ground. The lid must be able to close on the dumpster. If you need to arrange a bulk pickup, call the business office to make arrangements.
Parking: There are still people parking on the street, with their tires in the grass. There are areas in the Village where the grass has become mud because of this.
Dryer Vents: Everyone who owns a dryer, must have it properly vented. Also, you should clean the dryer vent from inside the back of the dryer, all the way to the outside of your building at least once a year. Even though you may clean the screen every time you use the dryer, lint can build up in the vent and possibly cause a fire.
Theft: Again, there has been several reports of people walking through the Village pulling car door handles. There were 5 reports in a two week period. Unfortunately, every one of the victims left their vehicles unlocked and not one of them called the police. The police may not be able to catch the person(s) but at least they would be aware of the problem. The Florissant Police have been asked to make more frequent patrols through the Village.
Insurance: In the By-Laws, it states that each unit owner shall be responsible for maintaining their own insurance on the contents of their unit and on any additions and improvements thereto, and shall be responsible for insurance on any personal property belonging to the owner but stored elsewhere on the property. In the near future, the owners will be required to show proof of insurance.
No Free Water : Leisure Village has received high water bills for 3 of the water meters. Upon inspection of the units, that are connected to those meters, several water loss issues were discovered by the maintenance men. Issues include 3 faulty toilet flappers, water level too high, in a toilet, causing the water to spill into the overflow and lastly one bathtub that had running hot water that could not be turned off. Every owner pays for the water loss. Just because you do not receive an individual water bill, water is NOT free. You pay for that through your condo fees. If you think you have a water issue, call the office to see if the maintenance men can help. This may prevent every owner from paying more on their condo fee.

in 2019. The meetings are at 7:00 pm in the clubhouse. The dates are:
