The Walker Creek Ranch is located in Converse County approximately 15 miles northeast of Douglas, Wyoming. From the intersection of WY-59 and WY-59 Bypass, travel northeast on Wyoming State Highway 59 for approximately 7.5 miles; turn right onto County Road 48, also known as the Flat Top Road, and continue east on the well-maintained, graveled, county road approximately 6.2 miles to the turnoff into the ranch headquarters on the right.

SIZE & DESCRIPTION

The Walker Creek Ranch is located in the heart of cattle country which is known for its high protein hard grasses. The ranch consists of approximately 11,460 contiguous acres which includes 11,060? deeded acres and 400? State of Wyoming lease acres and stretches approximately seven miles from east to west and 3-1/2 miles from north to south. This is a rare opportunity to own a large, fully improved, grass ranch with almost 12,000 contiguous acres.

The elevation of the pasture land ranges from 5,000 to 5,200 feet above sea level. The many draws, ravines, hills, and creek bottoms are covered with native grasses. The ranch is cross fenced into 18 pastures with four and five strand barbwire fences on steel and cedar posts. All of the exterior fences are in good to excellent condition as are the cross fences. In addition, there is approximately two miles of electric fence. Historically, the ranch is known for its very mild winters along with very low overhead operation costs.

Pride of ownership is evident in every aspect of this unique ranch. Since purchasing the ranch over a decade ago, the current owners have invested extensive time and resources into water improvements, and the exterior and interior fences. LEASE INFORMATION

There are 400? acres of State of Wyoming lease, number 1-7268 which are associated with the Walker Creek Ranch which is allotted 150 AUMs. State of Wyoming leases are renewable every ten (10) years with an annual payment due each year. The annual payments are assessed per AUM of each lease with the cost per AUM varying year to year as determined by the Office of Lands and Investments for the State of Wyoming. LIVESTOCK & CARRYING CAPACITY

The Walker Creek Ranch has historically been utilized as a year-round cow/calf operation. Historically, the primary objective of the ranch is to rotate the livestock on a grazing pattern that maximizes grass utilization. Under the current ownership, the ranch markets the calves in the fall, with weaning weights averaging 520 pounds on the heifer calves, with the steer calves weighing in at slightly more than 580 pounds. Torrington, Wyoming, located approximately 95 miles southeast of the ranch, offers a large livestock sales facility. This sale barn is Wyoming's largest, as well as being the fifth largest nationally known livestock auction facility.

Located in an area known for low feed costs, this productive cattle ranch has an owner-rated carrying capacity of 400 cow/calf pairs, 16 bulls, and enough saddle horses to operate the ranch. During a typical open winter, and taking advantage of the natural protection and water improvements, the current owner has been able to reduce the amount of supplemental feed needed to get the cattle through the winter. IMPROVEMENTS

The Walker Creek Ranch offers a very functional set of improvements which include:

A two-story, 1,682 sq. ft. home with five bedrooms and two full baths, large kitchen with appliances, dining area, living room, and wood decks on three sides of the house. Insulation has been blown into the attic and new windows have been installed throughout the home. The furnace and water heater are located in the basement along with a Culligan water softener.

A 50'x120' barn, built in 2010, that includes a vet room with heated floor, hot and cold running water, a full set of cattle working equipment set under a plexi-glass roof that includes Daniels hydraulic chute, alley, and built-in scale, and is set up for calving season.

A new equipment building that was built in 2012. While the majority of the building is used to store equipment, one-third of the building is finished with a two bedroom, one bath apartment. The apartment is solar heated with solar and gas heating the mechanic's room which also has in-floor heat, an air compressor, and 220v outlets.
