Job Title – MAINTENANCE MANAGER

This is the perfect opportunity to work in a cross art building with diverse groups of people at Manchester’s largest cultural venue, HOME.

HOME has a joined-up artistic programme of equally important theatre, contemporary visual art and film. This sometimes manifests itself in cross art-form projects working through part, or all of the organisation and involving a huge range of people of all ages and backgrounds.

The Maintenance Manager is part of the essential Operations Team whom ensure the building is maintained to allow all HOME’S activities to happen giving our audiences a great experience.

This post holder will report to the Building Manager and will work closely with the Operations Team to deliver a safe, clean well maintained building.

Our Ideal Candidate

You will be a great people person with a hands on manner. You will have a track record of managing and coordinating contracts and contractors. You will also have maintenance experience.

Liaising with various contractors, from Fire to Intruder will be second nature to you, and managing the expectations of these contractors within the remit of the building and budgets will be something you excel at.

You will be an excellent communicator with some level of admin skills and will have the skills and experience to relay information as appropriate.

Job Description for Maintenance Manager

Purpose

As a working Maintenance Manager, to be responsible for:

• the administration of the routine maintenance programme, by planning the work, organising visits from contractors and monitoring timing, performance and completion of works to the correct standard; and

• carrying out day to day maintenance and general repairs to the building fabric, lighting, heating and plumbing systems

Responsible to: Building Manager

Responsible for: Practical maintenance, scheduling and Contractors

Main Duties:

1 To carry out, in consultation with the Building Manager, both a planned and

Preventative internal/external maintenance programme for of HOME.

2 To carry out Mechanical/Electrical and Building Management System fault finding and repairs. Take part in root cause analysis to determine and identify the reasons behind breakdowns in order to prevent recurrence.

3 To undertake a range of practical maintenance and repair tasks as and when necessary

4 To work together with the Front of House Managers to ensure that, at all times, HOME's premises and equipment are safe and secure.

5 To co-operate with the technical team on the installation of temporary equipment and to provide advice where necessary.

6 To respond to out of hour callouts if required.

7 To be responsible for ordering and maintaining sufficient and adequate supplies of workshop materials within budget.

8 To assist and advise the Building Manager in the negotiation of all service contracts.

9 To be responsible for the supervision of all external maintenance contractors working on HOME premises and to ensure that all Health and Safety regulations are adhered to.

10 To maintain a log of all maintenance and service visits.

11 Assist the Building Manager in researching for new equipment in line with industry and environmental requirements.

12 To be able to adhere to safety regulations, assessing risks and undertake training

when required.

13 To ensure that the workshop provides a clean and safe working environment

and that all electrical equipment is regularly serviced (including PAT) and all

hazardous materials are correctly identified and stored.

14 To cover any other duties relevant to the post as required by the Building Manager

TERMS AND CONDITIONS OF SERVICE

MAINTENANCE MANAGER

GMAC Ltd has a Staff Handbook that provides full details of all terms and conditions of employment as well as staff benefits. The following are the main terms of employment.

Salary £24,000

Hours of work GMAC Ltd has a standard working week of 40 hours inclusive of meal breaks.

Exact hours of work as required by demands of the post.

Overtime payments will not be made, however time off in lieu, with the agreement of the Head of Engagement, will be available to cover any additional hours worked.

Contract Period Permanent

Probationary period 3 months

Period of notice 1 month will apply to both employer and employee

Holidays 25 days p.a. plus statutory holidays

Pensions GMAC Ltd operates a company pension scheme that is available to all staff
