Pre-Listing
Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways:
• It allows you to see your home through the eyes of a critical third-party.
• It helps you to price your home realistically.
• It permits you to make repairs ahead of time so that ...
• Defects won't become negotiating stumbling blocks later.
• There is no delay in obtaining the Use and Occupancy permit.
• You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
• It may encourage the buyer to waive the inspection contingency.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.
Stucco/EIFS
Stucco is a type of exterior plaster applied as a two-or-three part coating directly onto masonry, or applied over wood or metal lath to a log or wood frame structure. Stucco is found in many forms on historic structures. It frequently goes unnoticed, and is often disguised or used to imitate another material. There have been some problems with stucco and moisture.
Water Quality
Drinking water quality varies from place to place, depending on the condition of the source water from which it is drawn and the treatment it receives. There is no such thing as naturally pure water. In nature, all water contains some impurities. You should regularly test the water you're drinking. A clean, constant supply of drinking water is essential to everyone.
