RULES & REGULATIONS

The management of the Park has established these rules and regulations for the comfort, convenience and safety of all its residents and in order to maintain the Park as a clean, pleasant and well-kept community. "Tenant" as used in these rules and regulations shall include mobile home owners, any residents and any guests. Cooperation of all of the Tenants of the Park is necessary in order to maintain the standards. These rules and regulations shall apply to all Tenants of the Park. Landlord reserves the right to grant exceptions to these rules and regulations for good cause, which exception must be in writing. The Landlord has the right to adjust the rules. Rule changes will be reported to the Tenants thirty (30) days in advance.

1. Tenants shall be responsible for any disturbance caused to other park tenants and for the conduct of their own guests. No activity will be permitted that will disturb the peace and quiet of other Tenants. Automobiles shall have properly maintained muffler systems and engines shall not be unnecessarily raced or gunned at any time. No one is permitted to play ball in the streets, run in other yards, ride bicycles or skate in the streets. No one shall make noises or use musical and electronic instruments, including voice, radios, televisions and amplifiers in such a manner as may tend to disturb other Tenants. No one shall play any musical instrument, phonograph, television, radio or conduct parties between 9:30 p.m. and 8:00 a.m., if same will disturb others.

2. No MORE THAN (2) pets or animals shall be allowed in the Mobile Home Park. Tenant shall not feed stray dogs or cats or outside animals including birds or other wildlife.

3. Weapons of any type, such as air rifles, guns and bows and arrows may not be used in the park.

4. Tenant shall display their name and lot number in reflective lettering on top of the mailbox.

5. Only clothes lines of the Umbrella-type are permitted. No laundry may be hung outdoors on Sunday.

6. All notices required to be served upon Tenants shall be in writing and may be served upon Tenants by mailing same to them at the park address, by personal service, or by posting such notice on the door of the Tenants' home. Complaints from Tenants must be submitted to the Landlord in writing.

7. Tenants are financially and morally responsible for the actions of their guests. No persons may occupy any mobile home, except those persons originally identified as residents on the application for tenancy, or those approved by the Landlord.

8. The Tenant is responsible for the maintenance of his/her mobile home, skirting, steps and lot at their own expense. All yards, home sites and lots must be neat and maintained to the satisfaction of Landlord. No litter or debris is permitted on the leased space. All Tenants are responsible for keeping grass short and removing high weeds around their mobile home, trees, shrubs, walks and poles. Garden plantings on or about the leased premises shall not be permitted without the written consent of the Landlord. All Tenants must maintain their own leased space. Lawns must be fertilized and limed in spring and fall. Tenant is responsible for grub control. Tenant must trim all shrubs and trees, and "edge" grass. All leaves must be raked in the fall and spring and shall be bagged and left in areas designated by Landlord. All curbing must be kept clean of dirt and grass. Do not plant shrubs or flowers in the middle of the lawn, or near your neighbors' home. If the lot is not properly cared for, Landlord reserves the right to enter upon the premises and cause the work to be done so that the lot meets acceptable standards, with the reasonable cost thereof charged to Tenant as ADDITIONAL RENT. Because of the presence of underground utilities, Tenants must have Landlord approval before digging. The Landlord reserves the right to enter upon the leased space at any time for the purpose of inspection and utility maintenance. The Tenant agrees that any improvements made to the leased premises shall remain the property of the Landlord.

9. All storage sheds, propane tanks and gas bottles shall be painted and free of rust.

A. Only one (1) storage shed shall be permitted on a lot. All new storage sheds are to be constructed of aluminum; wood and steel are not permitted. Such sheds are to be placed on concrete pads. No new sheds shall be placed on the property without the Landlord's permission and approval.

B. The Landlord reserves the right to inspect all propane, or any other fuel storage tanks. The Tenant has the obligation to replace all such tanks which show any sign of wear, or when the tank reaches the life expectancy as designated by the manufacturer. All new propane tanks must be set on concrete and must satisfy all Federal, State, County and Township regulations for storage tanks related to corrosion protection, release detection systems and/or overfill protection. Each Tenant shall indemnify and hold the Landlord harmless from any liability for fees, costs or damages of any nature caused to the Landlord as the result of the Tenant's use, possession, repair or replacement of any such tank. Tenant remains the owner of their propane tank and shall be responsible for any gas hook-up and maintenance, but acknowledges that the gas company owns the gas bottle. Tenant shall be responsible to keep the propane tank and gas bottles free from all rust and properly painted. All newly installed tanks must be U.L. listed and approved for outdoor use (not indoor use).

l0. Only one reception antenna shall be displayed or placed on the mobile home, and only on the rear of the home. No towers or yard mounted antennas are permitted.

ll. No permanent "stick-built" additions to the mobile home shall be permitted. In some cases, wooden decks will be allowed, and must meet code and the park's construction standards. A permit must be obtained from the Township for all proposed improvements including but not limited to patio covers, Florida rooms or enclosures & decks. Any outside contractors hired by a Tenant for any purpose must have proof of insurance on file at the Landlord's office. No improvements at all are allowed without Landlord's written approval.

12. Tenant shall protect all water risers from freezing by properly insulating the water riser and installing U.L. approved heating tape. Tenant shall not install a frost proof valve on the water riser. The underground water line is the responsibility of the Landlord. The water valve on riser, fittings, insulation, and copper tubing are the responsibility of Tenant. In case the mobile home is winterized, Tenant must make arrangements to have water riser shut off underground, if applicable, and heating tape must be left on.

13. All mail boxes, mailbox posts and name plates are to be maintained by the Tenant, and replaced when necessary. All metal mail boxes must be painted silver or white only. Mail boxes shall be aluminum, galvanized or plastic and shall be kept free of rust. Mail box posts must be 4" by 4" by 6' CCA treated lumber. Newspaper boxes shall be mounted on the right side of mail box post. All newspaper deliveries must be made to an appropriate receptacle and no newspapers may be left on lawns.

l4. Landlord may restrict the use of water in any drought emergency. Lawns may be watered no longer than 1/2 hour and only when Tenant is on premises. In a drought emergency, do not water lawns; do not wash your cars. Contractors must always use their own water when washing your home. Water small lawns in front of home with a nozzle attached to garden hose. Do not use sprinkler. Remember water is a precious resource and must be conserved.

l5. Tenant shall put out garbage only on the days designated for pick-up. All garbage shall be placed in cans with tight fitting covers. Tenant shall be responsible for the removal of any furniture, bedding, equipment or other items of garbage which will not be taken by the trash hauler as part of curbside pickup. Tenant may not throw leaves, dead shrubs or dead limbs into the service road or surrounding areas but must bag them and leave in areas designated by Landlord. Compliance with any and all recycling regulations adopted by the Township is required.

16. All driveways must be maintained by Tenant who shall periodically coat the driveway to protect it from accidental spillage from oil and gas and to protect it from ordinary wear and tear.

l7. No peddling or soliciting of a commercial enterprise is allowed in the park.

l8. Open fires are not permitted at any time. Outdoor grills are permitted, but must comply with all laws and fire regulations.

19. No fences, gardens or hedges are permitted on or around any mobile home space. The mobile home space is not to be divided, nor shall boundary lines be formed by cinder blocks, bricks, closed hedges, shrubs or the like.

20. All garage sales, moving sales, illegal activity or any type of business activities are prohibited.

21. No more than one (2) motor vehicle and a mobile home shall be permitted on a mobile home space. All motor vehicles must be parked in parking locations designated by Landlord. All motor vehicles must be properly registered with Landlord and current license plates must be displayed. The maximum speed limit of 20 MPH is enforced and shall be observed, except where otherwise posted. The parking or storage of commercial vehicles or trucks with a gross vehicle weight rating over 3/4 ton, travel trailers, boats, boat trailers, unlicensed, inoperable or unsightly vehicles are not permitted on any space or on park roads. If such a motor vehicle is maintained on any rented space, the Landlord shall have the right to have the vehicle towed away at the Tenant's expense, after forty-eight hours written notice being delivered to the Tenant by the Landlord. The Landlord can charge the Tenant for any such towing expense and/or storage costs which reimbursement obligations shall be considered ADDITIONAL RENT.

No repairing (including changing oil) or overhauling of any motor vehicle, boat, trailer or the like is permitted. Landlord may restrict the operation of all delivery, transportation or other traffic within the park. Motorcycles, mini-bikes and motor scooters are not allowed. Vehicles may not be jacked up or repaired on park streets or driveways. No disabled or unregistered vehicles permitted on premises. Car washing of Tenants' personally owned motor vehicles is permitted and shall be done only in Tenants' driveway. Visitors and guests are not permitted to wash their cars on park property. There shall be no IDE parking except on designated streets. Cars that leak oil onto driveways must be removed from the mobile home park.

22. Skirting of the homes is compulsory in the park. New skirting or skirting with vent panels being completely replaced shall be of pre-finished aluminum or vinyl (one color), installed vertically with a two-track system. Skirting shall not be removed from the home, except for purposes of repair or inspection of the home. Skirting must be factory designed for mobile homes only. No wood or homemade skirting. Loose skirting must be held in place with screws. Do not use blocks to hold skirting in place. Skirting and steps shall be of type and quality approved by the Landlord.

23. There shall be no storage under any mobile home. Any outdoor storage must be done in a utility shed approved by Landlord.

24. Tenant must keep an approved 2.5 LB B.C. Fire extinguisher in operable condition and readily accessible in the home. Smoke alarms are compulsory in each home installed according to state regulations.

25. The Landlord reserves the right to require the Tenant to move to another location within said park for good reason, subject, however, that no less than thirty (30) days prior written notice shall be given to Tenant personally or by certified mail. Landlord shall be responsible for and shall pay moving expenses and connection fees for the mobile home.

26. Tenants shall not sublet either the leased space or the mobile home.

27. The Tenant agrees to immediately notify the Landlord prior to offering their mobile home for sale. It is expressly understood that the Landlord reserves the right to approve the purchaser of said home. No home, shall be approved for resale in the mobile home park, until the selling Tenant has installed 'tie downs' or other structural fasteners approved by the Township Construction Officials.

28. The Landlord shall have the right, without further notice, to sell or otherwise dispose of any personal property including the mobile home left on or about the premises by the Tenant after they have vacated the premises for thirty (30) days.

29. Rent is due on the first day of each month. There will be a late charge of $20.00 for rents received after the fifth of each month and a $35.00 charge for any returned checks. These charges shall be considered additional rent.

30. One (1) For Sale sign may be displayed on the mobile home so long as it is no larger than 8 1/2" x 11" in size.

31. Tenant must have a current policy of home owners insurance on the mobile home at all times and send a new Certificate of Insurance each year to the Landlord.

32. Tenant(s) shall be responsible for all persons residing or visiting with Tenant(s). Tenant(s), their children, or visiting guests shall not play or engage in recreational activity in entrances or exits to the park or obstruct traffic or otherwise congregate in the street. Disturbing noise is not permitted at any time and quiet is required between the hours of 9:30 P.M. and 8:00 A.M. No activities are permitted which shall intrude upon the peace and quiet of the park or the tenants, including, but not limited to, loud noises from television, stereo, radio, racing cars and motorcycles, intoxication and/or disturbances of the peace by the Tenant(s), their children, or visiting guests. Tenant(s), their children and guests are not permitted to trespass on spaces leased to other Tenant(s) or property otherwise owned by Landlord, or conduct any activity upon Tenant's space which would interfere with neighboring Tenant(s) or cause damage to neighboring Tenant(s) property or property otherwise owned by Landlord.

33. The storage of flammable or combustible personal property, of any kind, (i.e. papers, boxes, wood, etc.) under a tenant's mobile home is prohibited. Abandoned, useless or rusting material or other types of junk shall not be permitted to be stored on any lot or under any home or deck. No outside storage of cans, bottles, old tires, boxes, equipment, etc. will be permitted. All such storage must be in an approved storage shed.

34. Only the Landlord or its agent shall have the right to enforce any or all of these rules and regulations.

WE CERTIFY THAT WE HAVE READ THE ABOVE RULES REGULATIONS AND AGREE TO ABIDE BY THEIR TERMS AND UNDERSTAND THAT THEY ARE PART OF THE LEASE AGREEMENT. WE HAVE RECEIVED THE ABOVE RULES AND REGULATIONS.
