Creating and Sharing Social Images

No doubt about it: Images are more engaging than textonly posts. On both Facebook and Twitter, images receive much more engagement, and of course, Instagram and Pinterest provide eye candy galore.

As the old saying goes "A picture is worth a thousand words" especially when it comes to social media. That said, not all images are created--or liked or shared-- equal, so make sure you follow these tips when you create and share social images:

Use images whenever you can. Obviously, you will share pictures of properties, but you shouldn't only be sharing images of houses. If you do, you'll lose fans, so find ways to integrate other visuals. For example, if a great new bakery opened in your target community, share a picture of a freshly baked muffin and hot coffee from the bakery, along with your recommendation. That highlights one great aspect of the community and provides your followers with information they can use.

Share only high-quality images. Don't even bother if the images are blurry, dark, over-exposed or unclear in any way.

Ensure you have permission to share content. You can't just grab any image off the web and share it. Copyright laws prevent that. Make sure that you have permission to share something, if you didn't create it yourself.

Be consistent. If possible, post at least one strong image at the same time each day.

Stick to relevant images. Every image or photo you share should help to promote you, your business or your community under the theme of real estate. Sharing anything political, religious or controversial can drive people away.

Appeal to your audience. Post content that your followers care about, that will educate them in some way and that spurs them to do something. Images with short tips and actionable advice are highly shareable. For example, you could include an image of a broken gutter, with a quick tip on how to prevent the damage from happening.

Add captions and descriptions. They allow you to share more information and work in some sales language without coming across as too promotional or pushy.

Create your own content. Take advantage of the many image editing tools and apps out there that allow you to overlay text or add special effects to your photos to make them appear more custom. You could turn your own images into "memes" or set customer testimonials over a photo, for example.

Learn how to use your smartphone's features. You may not be able to hire a professional photographer or invest in a professional-caliber camera. However, most smartphones come equipped with features, editing options and more that will allow you to take, edit and share gorgeous images in minutes. Study up, practice and learn how to maximize the use of your smartphone camera.
