A Home Staging Binder is a powerful marketing tool that allows you, the seller, to highlight the special perks about living in your home that aren't listed on the MLS, and it can have a huge impact on potential buyers!

How to Create a Home Staging Binder 1. We recommend using a 1" to 2" 3-ring binder with tabbed dividers separating the

sections. This makes it easy for buyers to search the information inside. 2. Use plastic sheet protectors to help keep the information neat and allow you to

include supplemental information (like copies of repair receipts and warranties) in the same section. 3. Print out the following pages or use them as a template to create your own sections! 4. Leave your Home Staging Binder on the kitchen or dining room table for potential buyers to view.

Here's a breakdown of the sections we like to include in our Home Staging Binder:

? Typical Utility Costs: Average costs of the past year's billed amounts for electric, natural gas, water, and other bills associated with your property.

? Local Schools: If your home is in a neighborhood zoned to great schools, let buyers know! Print the profiles of the appropriate elementary, middle, and high schools, as well as any nearby college or trade school campuses from an online school rating website.

? Improvements We Made: Show buyers how well you cared for and maintained the home. Sharing details about when the house was last painted or when appliances were serviced or replaced demonstrates to buyers that the home is in great condition. Include copies of any receipts or transferable warranties too!

? Survey, Floor Plan, & Area Map: Include COPIES (not originals) of your survey, a map of the neighborhood, and your floor plan.

? Nearby Restaurants, Attractions, & Amenities: Sell buyers on the lifestyle they could have if they bought your home! Include ads for any fun things to do and delivery menus from local eateries!

? Include copies of your listing brochure and your agent's contact information!
