NOTICE OF NON-PAYMENT OF RENT AND THIRTY (30) DAY NOTICE TO VACATE PURSUANT TO THE FEDERAL CARES ACT

This notice shall serve as a Thirty (30) Day Notice to Vacate and Demand for Possession pursuant to the Coronavirus Aid, Relief, and Economic Security Act (the “CARES Act”), which was signed into law on March 27, 2020.

TENANT currently has a past due balance of $____________, representing monthly payments due under your lease agreement with LANDLORD for the month(s) of __________________________________________________________________.

TENANT currently has a past due balance of $____________. A copy of the TENANT ledger is attached hereto for your reference.

Pursuant to the CARES Act, for the period including April 2020 through July 2020, all late fees and other charges under your lease agreement associated with non-payment of rent have been waived by LANDLORD.

LANDLORD hereby demands that you pay the past due balance on or before thirty (30) days after the date of this notice. You are further hereby notified that if you fail to timely pay said balance and have not otherwise vacated the above-referenced PREMISES, LANDLORD will take legal action against you for recovery of possession of the above-referenced PREMISES and collection of the balance, together with rent (and late charges, if applicable) accruing after the date of this notice and through the date of judgment. Acceptance by LANDLORD of any partial payments you may make shall not waive LANDLORD'S right to pursue legal action against you.

If you wish to make arrangements to satisfy the past due amounts in exchange for remaining in possession of the PREMISES, please contact LANDLORD as soon as possible. Please be advised that any payment arrangements are fully within the discretion of LANDLORD.
