How do I submit a request for a payoff statement for a lien held by HUD?

The Mortgagee, Borrower, or other Authorized Third Party may request a payoff statement for a lien held by HUD.

The following are examples of HUD Single Family Secretary-Held Assets:

? Partial Claims subordinate mortgages ? Good Neighbor Next Door (GNND) second mortgages ? Secretary-Held Title II mortgages ? Assigned and subordinate HECMs, including HECM second mortgages ? Section 235 subordinate mortgages ? Nehemiah subordinate mortgages ? Asset Control Area (ACA) compliance and enforcement mortgages ? Purchase Money mortgages ? Hope for Homeowners (H4H) Exit Premium Mortgages (EPM) or subordinate mortgages ? Emergency Home Loan Program (EHLP)

For submitting a Payoff Request:

? All payoff requests must be submitted in writing. If submitting via email the request must be an attachment to the email, as requests in the body of the email will not be processed. Please send your request to HUD's Servicing Contractor, NOVAD Management Consulting: o o by fax at (800) 489-1733 or o by email to: payoffs@

? The request must include the following: o ten digit FHA Case number, o property address, o Borrower's name, o anticipated payoff date, o requestor's contact information, o instruction of where to send the payoff, and o a Borrower signed authorization form, Power of Attorney, or other documentation showing legal authorization, if applicable. o written request for a payoff, signed (wet signature) by the Borrower or other authorized party (no electronic or digital signatures will be accepted).

? Written authorization is required in order for Novad to release case specific information to a 3rd party: The third party authorization, Power of Attorney, or other documentation showing legal authorization must be signed and dated by the Borrower, with a statement identifying the party to whom they wish Novad to release information.

? In order to provide case specific information, if the Borrower is incapacitated or deceased, please complete the authorization provide a copy of the documents granting you legal access to the Borrower(s) loan information (such as a Power of Attorney, if incapacitated, or Letters of Administration, if deceased, etc.).

? Incomplete requests are unable to be processed.

If a loan closing is rescheduled beyond the good through date on the payoff statement, a new payoff must be obtained. Each request will be independently processed and must follow all of the requirements listed above.

HUD does not issue wire instructions for Secretary Held HECMs or Partial Claims. Any Secretary Held HECM or Partial Claim payoff statement containing wiring instructions is fraudulent. The recipient should immediately contact FHA at answers@ to report that they have received a possibly fraudulent communication, and to obtain a correct payoff statement.
