TENANT AGREEMENT

I, _________________________________________________ hereby understand and acknowledge that by renting the property located at 14021/14031 SW 143 Court Miami, FL 33186 Unit No. ________ In Tamiami Business Center, I accept and agree without reservations to the following:

1. Abide by all rules and regulations of the Condominium Association presently established in the Tamiami Business Center Condominium Documents and those that from time to time may be imposed by the Board of Directors of said Association as deem necessary in the future.

2. Maintain a clean establishment free of trash and debris (walls, windows and doors)

keep it up to condominium standards (as decided by the board of directors). I understand and agree that if I do not comply with this requirement, the condominium Association has the right to do so at my own expense.

3. All window treatments inside my establishment (front windows and doors) must be approved in writing by the Condominium Association and be in perfect conditions.

Not to cause any structural change or damage to the outside of my establishment as well as roof penetrations, without prior written approval by the association.

Abide by all parking rules and regulations without expectation.

Not to cause any noise, unpleasant or strong undesirable orders or engage in disorderly or criminal conduct inside or outside of my establishment within condominium grounds.

Comply with proper pest control as necessary. I understand that failure to properly comply with this paragraph will result in the association and/or Landlord fumigating the unit as needed at the expense of Tenant.

Be responsible for any act of vandalism or natural disaster within my unit including any liability resulting from said act and agree that the Association will not be responsible, or liable for any damages.

Comply with sign restrictions and regulations of the Condominium Association (See attached Exhibit “B”).

Accept any special assessments imposed on me, my corporation or unit for increased use of water consumption and/or waste disposal.

Agree to abide by all state and federal laws as well as county and E.P.A. rules and regulations.

Should any litigation result from the breach of this contract as stipulated by the condominium Association, I agree and accept to be responsible for attorney fee, collecting fees, court fees or any other assessment or damage which could occur or result by virtue of any failure to comply.
