LISTING AGREEMENT

Exclusive Leasing Listing Agreement

Check tax records to make sure that ALL owners sign & date paperwork.

If a POA is involved, a copy of the POA must be attached. (Corporations must have documentation as well)

If an owner listed on tax records is deceased, copies of legal documents must be attached showing the current owners.

W-9 Signed, Dated and Legible, with Social Security Number and contact numbers

Landlord dated next to their signature on signature page

Sign & print your name as Leasing Agent, include your License #, DO NOT sign as Associate Broker

Dual Entry Rental Data Input Form Fully Completed (pages 1-3 needed)

Leasing Property Disclosure Statement (date @ top left blank)

Lead Based Paint Exhibit (Listing Agent Initials Agent’s Acknowledgment (e); Signs & Dates Agent Line)

Landlord Management Checklist (MANAGED only)

Send (1) Original to the Department, leave a copy with Landlord and keep a copy for your file/records

Extra copy of key for Property Coordinator’s file in case of emergency (management only)

           Date Sent to PC / all the above information MUST be sent together at one time via inter-office mail!

Please check to ensure complete, as incomplete agreements are not accepted or entered into FMLS/MLS!

APPLICATION/LEASE AGREEMENT

Application Signed, Legible and Fully Completed with contact numbers

Copy of all Applicants’ Drivers Licenses

Copy of all Applicants’ Pay Stubs

$50.00 Application Fee (certified check or money order for ALL properties payable to CBRB)

Applicants with joint credit files $50 – Applicants with single credit files $50.00 each

Reservation Fee (rent amount+$50) (certif. check or money order for ALL properties payable to CBRB)

(If lease is for less than 12 months, collect the $500.00 Short-Term Lease Fee payable to CBRB)

Residential Lease Agreement Signed by Tenants

Must be in name of Tenants, not in business or parent’s name (extra security deposit vs. cosigners)

Print your name as Leasing Agent; include your License # and the FMLS/GAMLS #s of the rental listing

DO NOT sign as Associate Broker, DO NOT sign as Leasing Agent (PRINT YOUR NAME ONLY)

DO NOT have Landlord sign (Property Coordinator presents to Landlord and gets Landlord’s signatures)

Leasing Property Disclosure Statement signed by Applicant / Tenant

Date at the top of the Leasing Property Disclosure Statement should match the top date of the lease agreement

Lead Based Paint Exhibit signed by Applicant / Tenant (Listing Agent Signs & Dates Listing Agent Line)

COMPLETED Pet Exhibit if applicable signed by Applicant / Tenant (Pet Deposit can be turned in with First Month’s Rent)

Send (1) Original to the Department, leave a copy with Tenant and keep a copy for your file/records

           Date Sent to PC / all the above information MUST be sent together at one time via inter-office mail!

NO FAXES ACCEPTED!

Remember, we will notify you typically in 5 to 7 business days with approval status from owner.

DO NOT GIVE ANY DEPARTMENT PHONE NUMBERS TO APPLICANTS OR NON-CBRB AGENTS!

MOVE-IN

The agent must collect 1st month’s rent prior to move in (this is how your commission is paid)!!!

First Month’s Rent Must Be In Certified Funds Payable to CBRB, commission may not be taken from security deposit.

Pet Deposit if applicable (certified check or money order for ALL properties payable to CBRB)

Move-In Inspection Form for documentation only!!! (management only)

Be sure to obtain new home phone number, which is necessary for emergency repair

           Date Sent to PC / as soon as possible after completing at move in

REQUIRED IN ORDER TO PROCESS LEASING Agent commission check!

IF REFERRAL FEE IS OWED: Include signed and dated IRS W-9 to process referral check
