Management Fee

Based on gross monthly income collected.

Tenant Placement Fee

Only charged on new vacancies. Based off the monthly rent rate. If you already have a tenant, we only charge this when your tenant vacates and we market.

$100,000 Tenant Liability Insurance

This protects you against tenant negligent damages and provides a $100,000 cushion before filing claim with your insurance company.

Professional Photos and 3D Virtual Tour

Tenants today demand virtual tours for easy viewing and professionally taken photos make your rental stand out amongst the top 5%.

Lease Renewal

We will negotiate with your tenant terms to secure a lease extension. This minimizes your long-term vacancies.

New Client Setup Fee

We create an online owner and tenant portal for your property, coordinate transition of management, transfer of landlord utilities, agent registration with local government agencies

Yearly Unit Safety Inspection

We test smoke and CO alarms, replace batteries and check for other habitability items. We provide you with an inspection report upon completion.

Preparing and Posting Notices

Properly serving notices requires a process accepted by the courts. We complete the process for you to comply with laws and local courts.

Move Out Inspections

Upon the tenant vacating, we do a complete inspection of the rental unit with a list of repairs and photos. We provide our recommendation to turnover for best use.

Work Order Handling

Charged per each work order reported by the tenant. Our maintenance department will dispatch a vendor and coordinate all necessary repairs

Compliance Registration

We will complete any documentation required by local jurisdiction for business licenses, housing assistance agencies, fire and police departments.

Legal Counsel Allowance

We provide an allowance up to $150 for legal consultation with our attorney or in cases of specialized notices.

View customized charts and graphs on how your property is performing with vacancies, maintenance turnaround time, net operating income and more

Investment Analysis

One-hour consultation to show you how your rental property compares to other investments and available options to upgrade your investment and cashflow.

Tenant Debt Collections

We prepare all required documentation to properly file a collection on any unpaid debt and comply with FCPA laws. We partner with Hunter Warfield for all collections.

Onsite Resident Manager

16+ Apartments require an onsite resident manager. Our company can employ and manage the onsite manager.

Court Appearance

In the event of an eviction, many courts require the property owner or a representative to attend. We attend on your behalf (covers a full 8-hour court day)

Premium Lead Advertising

This is in addition to our standard advertising. This feature specifically markets your rental to the top qualified leads on Zillow, Zumper, Trulia and more.
