Tenant Obligations AndRights Under The Section 8 ProgramThe Voucher you have been issued is portable, meaning you may move any place in the USA. If you are moving outside NWIRHA or SRHA’s area, you should contact us for further information. 2.The unit must pass inspection in order to receive rental assistance. After you move in, as a tenant, you are responsible to keep the unit a clean, sanitary place to live and conduct yourself in a manner that will not disturb your neighbors. Tenants are responsible for any damages beyond normal wear and tear.3.The tenant MUST report any changes that occur in their household income, family size or assets IN WRITING WITHIN TEN DAYS (10) after the change has happened. Guests may remain in your home no longer than three (3) days during any calendar month without prior written approval. Only persons listed on the lease may use the unit’s address.4.NO PERSONS other than those listed on the tenant application may occupy the dwelling unit without the written approval of the Housing Authority and the landlord. Use the unit only for residence by the family and as a principal place of residence.5.You cannot take in boarders or sublease your unit. You may use it as a place of business with landlord and Housing Authority written consent.6.Recipients must cooperate with inspections, appointments and paper work after reasonable notice.7.The initial lease is set up for ONE YEAR. Should you move before the final date on the lease, you could be liable for the rest of the year’s contract rent. You must notify the Housing Authority with a WRITTEN 30 DAY NOTICE. If you move before the first year lease is up, your assistance will end.8.After the first year of the term of the lease, the tenant may terminate the lease at any time for any reason by giving a written thirty-day notice to the owner with a copy to the Housing Authority. A thirty-day notice is from the FIRST day of the month until the END of the month. 9.Should you owe the Housing Authority for a repayment due to unreported income, you will be unable to move to another unit until the balance has been paid10.Family or any family member must not engage in drug-related or violent criminal activity. Rental Assistance is denied to registered sex offenders and fleeing felons.11.Rent is due on the first of the month or the date on the lease. You cannot obtain your portion of the rent from another government agency.12.Tenants are responsible for paying utility bills if they are not included in the rent. Disconnection for non-payment of utilities will result in termination of your rental assistance.13.Do not pay any more or any less for rent than what is set up on your papers. Notify the Housing Authority if the landlord tries to charge more than your papers indicate.6390005-3028950014.If the family requires handicapped accessibility, you may wish to confer with the staff on accessible units, voucher extensions and other services available.15.If you are receiving food stamps you must notify Human Services when you are receiving rent assistance. If your FIP grant is reduced due to non-compliance with the Department of Human Services/Promise Jobs, your HUD benefits WILL NOT increase.16.The applicant may ask for a Voucher extension.17.Applicants must provide original SOCIAL SECURITY CARDS and original PROOF OF BIRTH for ALL MEMBERS OF THE HOUSEHOLD. 18.The landlord may not be the parent, child, grandparent, grandchild, sister, or brother to any member of the tenant family, unless the Housing Authority determines that approving the unit would provide reasonable accommodation for a family member with disabilities.19.In the event the NWIRHA or SRHA notifies you that your assistance is being terminated, you have the right to request an informal hearing, in writing, within ten (10) days from the date of the notice.20.Should you feel you have been rejected from the program on the basis of race, color, sex, religious preference, national origin, family status or disability, file HUD form 903 with: HUD Regional Office, 210 Walnut, Des Moines, IA 50309.If any of the tenant obligations and rights under the section 8 program are not followed, you will be terminated from the program as follows: For the first violation, you will be off the program for a period of 18 months.For a second violation, you will be off the program for three years.A third violation you will no longer be able to receive assistance.I have read the above and understand that not complying with the above responsibilities will cause me to lose my rental assistance or to be evicted.
