There are two components I have found over the years that really make a big difference in how much a seller will get for his house and how fast it will sell. In order for these components to work properly you must have your home priced correctly for the market you are selling in, or the components will not work.

I feel so strongly about staging and professional photography that I include it as a free service when sellers list with me. My goal is to get the highest possible price foe my clients and the best way to do that is to provide professional staging and photography.
I provide this as a free service when I list at a 6% commission. You are probably asking how much does home staging cost?
. Home staging can cost anywhere from $2,000-$6,000 for a vacant home depending on its square footage. After staging, the home stager charges a rental fee of $2,000-$2,400 per month for a fullystaged home which means all rooms of the home are staged. If a seller is willing to pay for their own staging I am happy to adjust my fee by the amount.

I have been using for years. I pay for the professional photographer out of my commission fees. My photographer also shoots a tour of my listing which I use to send to about 2000real estate agents and their waiting buyers. My email is simple it just says, if you have a buyer for a home like this please forward to your buyer. In about 21/2 hours I can expose my new listing to many agents and their waiting buyers which usually leads to showings and fast sales.
I also have 2 more unique components to my marketing plan. I have found that buyers are willing to pay top dollar for homes as long as they do not have to do anything to the homes. So, we do a pre-home inspection and all work orders are completed prior to the house going on the market, The next component is the seller provides a one year home warranty for the buyer.
