The 44,000 Sq.Ft. per floor Lindsay Building is located in the south part of downtown Milwaukee, across from the Harley Davidson Museum to the West and the Historic Third Ward to the East.

Historic tax credits are available if desired, but a historic restoration is not required.  Current Industrial Mixed zoning allows residential and commercial uses.

Lindsay Brothers built this large historic cream city brick warehouse in 1892 and used it for distributing agricultural equipment, binder twine, bicycles, buggies and sleighs.  The Lindsay Building is approximately 330 feet long and 140 feet deep with oak columns.

This is the largest historic building in the historic district. There are two fire walls that divide the floor into three areas of 26,998 square feet, 8,536 square feet and 8,449 square feet (not included in the sale).  The floor to ceiling heights are: lower level - 9'10", 1st - 12'8", 2nd - 10'9", 3rd - 10'9", 4th - 14'5" down to 8'10" (sloped roof).

The large footprint of the Lindsay Building allows for the conversion of the warehouse space to parking stalls as has been done insome other projects in the area.  The building is fully sprinklered, the roof has been insulated and replaced.  There are 4 freight elevators; the largest is a 5000-pound elevator measuring about 18 feet long by 9 feet wide.

This building has only sold once in the past 125 years, to take advantage of this rare opportunity, please contact me to schedule a tour.

Real estate taxes due in 2019 are $85,188.

THE NEIGHBORHOOD: This building is ready for redevelopment as it is located in a former commercial area. This neighborhood is being redeveloped into an exciting place to live and work.  The Building neighbors new apartments, new fine restaurants, new businesses, and condominiums ( some $1,000,000+ ).

It is an easy walk to the Amtrak train & bus station, the 75 acre Summerfest festival park along Lake Michigan, Grand Avenue Mall, major banks, Milwaukee Public Market, the Historic Third Ward area and other downtown entertainment. The freeway is easily accessed with entry and exit ramps a few blocks away.

ZONING: The current zoning allows for either commercial and/or residential uses.

From the city website:  INDUSTRIAL-MIXED (IM). This district is intended to provide for the orderly conversion of certain older industrial and warehousing areas with multi-story buildings to residential, commercial or office uses for which the buildings. Buildings were typically built without setbacks or yards and often with little or no off-street parking.
