Issuance of the construction permit to begin the public and private improvements required with the final plat is still awaiting the developer’s construction permit fee payment. The completion of the construction permit is required to pull the Starbucks building permit.Please sign and finalize the required documents and upload them for approval after minor edits have been completed to those documents requiring edits.Engineering DivisionPlanning and Community Development (PCD)-Engineering reviews plans and reports to ensure general conformance with El Paso County standards and criteria. The project engineer is responsible for compliance with all applicable criteria, including other governmental regulations. Notwithstanding anything depicted in the plans in words or graphic representation, all design and construction related to roads, storm drainage and erosion control shall conform to the standards and requirements of the most recent version of the relevant adopted El Paso County standards, including the Land Development Code (LDC), the Engineering Criteria Manual (ECM), the Drainage Criteria Manual (DCM), and the Drainage Criteria Manual Volume 2 (DCM2). Any deviations from regulations and standards must be requested, and approved by the ECM Administrator, in writing. Any modifications necessary to meet overlooked criteria after-the-fact will be entirely the developer’s responsibility to rectify.The comments include unresolved previous comments and new comments resulting from the re-submittal in bold. All previous comments that have been resolved have been noted or deleted. The water system is assigned the PWSID# CO-0121125 from the Colorado Department of Public Health and Environment.Wastewater service to be provided by Donala Water and Sanitation District.Radon resistant construction building techniques/practices are encouraged to be used in this area. Gleneagle Gate View should be shown like this, not as intent letter does.Wall signs, monument and pole signs are to be submitted separately from the building plans. If the fencing for the trash enclosure is over 7ft an address will be assigned and a separate permit will need to be pulled, but can be submitted with building plans. If under 7ft no permit required._Comments received from any of the above non-responding agencies following the issuance of this letter will be available within the EDARP on-line to the applicant/applicant’s representative.Please address the comments as listed above. A detailed letter needs to accompany the revisions to allow for an expeditious re-review timeframe. The letter should include each comment listed above and, immediately thereafter, include a response from the applicant addressing the comment. If any review agency has an issue that needs resolution or requires a revision, you will need to provide the necessary documents, drawings, etc., to the Planning and Community Development Department in the form of a resubmittal. The Planning and Community Development Department will then forward the resubmitted items directly to the appropriate review agency.
