The redevelopment site, historically known as Kirkland Park Place, has been a fixture in Kirkland’s city center for over 30 years. ?The Kirkland Urban site is framed between Central Avenue and Kirkland Way, just west of 6th?St.? Future residents, visitors and employees will have immediate access to Peter Kirk Park on the west edge of the property, as well as the civic campus that includes the Kirkland Library, the Community Center, Senior Center, Teen Union and Kirkland Performance Center.? The ‘Uptown’ name is suggestive of the graded elevation that results in the position of the apartment structures overlooking Kirkland’s ‘downtown’ and waterfront. William Leedom, Director of Investments for Talon Private Capitol remarked, “We are thrilled with the opportunity to offer a variety of new housing options in this great community. We feel Uptown will appeal to those who already know and love this area as well as those not yet acquainted with the special experience of living in Kirkland’s city center.” Uptown’s first 185 homes are expected to open in spring, 2019 and an additional 175 apartments are anticipated for delivery in 2021. All units will feature air-conditioning and many will have decks and spectacular views of Kirkland and Lake Washington. King County had not yet posted the sales affidavit, which will list the price of the 12-acre development. The acquisition includes 400,000 square feet of office space plus the retail, including?the QFC flagship store?and the underground parking garage.Sellers Talon Private Capital, Ryan Cos., and PGIM retained two development sites and a 185-unit apartment building, said?Bill Pollard, a founding principal at Talon. One development site is where QFC had operated and could accommodate about 300,000 square feet of office. The goal is to have the development teed up to start construction within a year, said Pollard, who added whether construction will commence will hinge on market conditions. The other site is in the southeast part of the development and could accommodate about 200,000 square feet of office space or apartments. "We will be commencing the planning process," Pollard said.Talon and its partners on the project — Ryan Cos., and PGIM — built Kirkland Urban as a long-term hold, according to Pollard, who said Google approached the development team a little more than a year ago. The two sides concluded a sale "was probably preferable," Pollard said, adding that this would allow Google to maintain control of its investment."You couldn't pick a better owner," said Pollard, who called the company an engaged community member. Google, which has operated in Kirkland for 15 years, expects to start moving into the project next spring.Valued at $309 billion, Google was the world's third most valuable company in June, according to the Brand Z Top 100 ranking compiled by WPP research agency Kantar. This spring project developers?said 14 tenants had leased 123,000 square feet, or 90 percent of the retail and restaurant space.Kirkland’s Hyped Shake Shack Location Finally Arrives This SaturdayEater Seattle on 9/3/19After months of anticipation, Shackburgers will finally arrive in Kirkland this weekend.?Shake Shack?just announced that the chain’s outpost in the new mixed-use Kirkland Urban development will open Saturday, September 7. The 3,664 square-foot location at 300 Peter Kirk Lane features an outdoor patio, tabletops made from reclaimed bowling alley lanes, and chairs and booths designed using sustainable materials, according to the restaurant. And the menu, naturally, will feature the popular Angus beef burgers, hot dogs, concretes, and milkshakes Shake Shack is known for. Those who love free swag may want to get there early: The first 100 people in line when doors open at 11 a.m. will receive a custom Shake Shack?Yeti?tumbler. This spot is one of 14 planned tenants for Kirkland Urban, which has more than 1 million square feet of space for offices, retail, and housing. Other confirmed food businesses include a QFC (which opened this summer),?Dough Zone Dumpling House,?Evergreens Salads,?Caffe Ladro, and a new yet-to-be-announced restaurant from Heavy Restaurant Group, which owns Purple,?Pablo y Pablo,?Barrio, and more.Shake Shack opened its first Seattle area restaurant in Denny Triangle almost a year ago. That spot still consistently draws long lines for its?wildly successful fast food. But the expansion won’t stop on the eastside. The chain?is also planning a U District outpost for 2020.QFC opens Kirkland Urban location, focuses on organic foodsKirkland Reporter on 8/1/19It was all hands-on deck the morning of July 29, as workers pushed to get the new QFC Kirkland flagship store — the sole grocery tenant in the expansive Kirkland Urban development — ready for the grand opening on July 31.The roughly 50,000-square foot space employs 170 people and was a $23 million investment for the company. Though it won’t be brand’s largest Seattle-area store, it will be one of its leaders in organic food options, elevating QFC’s Simple Truth label more than ever while still providing conventional national brands. The store’s opening is part of the first phase of a multi-phase construction plan at 425 Urban Plaza; the next step will include the demolition of the older QFC store nearby at 211 Parkplace Center.Zach Stratton, corporate affairs manager for QFC, said the new store offers a variety of one-of-a-kind products that can’t be found at other locales.“Everything was curated with this demographic in mind…We have years of data from [the Park Place] store, so now it’s about, ‘What does downtown Kirkland want? What do they buy?’ And starting fresh from there,” Stratton said.He added, “It’s not an overwhelmingly big grocery section, it’s just a lot more local, natural and organic sections. You can see your national brands, you can still find your Cheetos, you’re just not going to have five feet of Cheetos.”The butcher shop will feature grass-fed Angus beef, and in seafood, shoppers can try fish-based protein noodles to avoid carbs. Yummi Sushi, which won a bid among eight other sushi brands, will prepare fresh sushi daily and offer a special “Kirkland roll.”Unique to the Kirkland location is the Q20 pub, replete with five high-definition TVs, eight rotating taps and a Frosé machine. At the bar area, customers will be able to use iPads to order from in-store pizzeria Tutta Bella, another new QFC addition. The restaurant chain, founded in 2004 in Columbia City, is owned by a large Catholic family and in keeping with Tutta Bella tradition, a priest blessed the wood-fired oven in a family ceremony before the official opening.Kirkland Urban will join other walkable communities like Ballard and Capitol Hill in having a DogSpot — a temperature-controlled, pay-by-the-hour dog house monitored via an app — so shoppers don’t have to bring their dogs inside.Above the escalators leading up into the store from the parking garage hangs a specially commissioned mural by local artist Eleanor Doughty; the first 100 customers on Wednesday morning received a grocery bag with the Lake Washington-themed mural design on it.The Kirkland Urban location will also be the second store to have a Fit Market section, stacked with a variety of whey protein, vitamins and other supplements, along with wellness items like bath bombs.A Tour Through Kirkland’s Development Future425 Business on 9/26/17 Bordering Peter Kirk Park in the heart of downtown Kirkland,?Kirkland Urban?is a massive, 11.5-acre mixed-use, multi-phase development will include 650,000 square feet of Class-A office space (future tenants include Tableau and Wave, and the office towers could serve as many as 5,000 employees), 225,000 of commercial space (future tenants include QFC, Bright Horizons, and HomeStreet Bank, as well as restaurants, a movie theater, and a health club), 300,000 square feet of residential space (room for 380 one-bedroom, two-bedroom, and townhouse rental units), and enough parking for 1,700 vehicles.Kirkland Urban’s first phase is expected to open early next year, with subsequent phases coming online by 2021.Kirkland Urban Update: Businesses to Start Opening in Early 2019Kirkland Reporter on 4/5/17Construction has started on the Kirkland Urban, an 11.5-acre?mixed-use development designed and master planned by Seattle-based architects?CollinsWoerman?for the?Seattle-adjacent city of Kirkland,?Washington. The complex, a redevelopment of an existing shopping?mall, is being redesigned around the notion of an “18-hour?city,” a designation typically reserved for the mid-sized metropolitan centers that offer the density of amenities, jobs, and housing present in larger cities but do not necessarily run around-the-clock. The model relies on the mixed-use configurations to maintain a more balanced streetlife than prototypical purpose-built business districts, which typically shut down after business hours.Gene Juarez Salons & Spas is moving its busy Bellevue salon from its current location to The Shops at The Bravern, a few blocks away in summer of 2017.PRESS CONTACT INFORMATIONEmi Hashisaki & May WildmanThe Fearey Group for Kirkland Urban(206) 343-1543 or KU@ ................
