Thank you for choosing our community for your new home. Before you submit your application for approval, please take time to read the following information to help you in making your decision. We have prepared a list of some of the more important policies that we feel you should understand. After reading, please put your initials beside each item in the space provided to confirm that you have read and understand these items.

|_____ |( |Application Fee. This is a non-refundable processing fee. |

|_____ |( |Utilities. The water, sewer, electricity, garbage, gas, cable and telephone expenses are the client’s responsibility and must be put into |

| | |your name prior to move in as we will have the services taken out of our name prior to your move in. Water/sewer may be submetered at the |

| | |client’s expense. Please consult your on-site team for on any possible garbage and water fees. |

|_____ |( |Pets. All pets must be registered with the management office immediately. We only allow 2 pets per apartment, and their weight must total |

| | |no more than 100 lbs in aggregate. We do not accept Pit Bulls, Akitas, or Rottweilers due to their aggressive nature. All fees and pet rent |

| | |are required to be paid prior to move-in. |

|_____ |( |Vehicles. We do not allow certain types of vehicles such as trailers, construction vehicles, or any vehicles larger than 17’ long, 6’ wide |

| | |and 6 1/2’ high. Boats and RV’s are subject to restrictions pursuant to the property’s vehicle policy. If you own one of these vehicles, |

| | |you are responsible for asking for a copy of our policy to determine if it is permissible. Please see the on-site team for specific details |

| | |and fee structures. Vehicles must be in operable order and must comply with our vehicle policy. Any vehicle that does not comply will be |

| | |tagged and given twenty-four (24) hours to be repaired or removed or it will be towed at the vehicle owner’s expense. |

|_____ |( |Grilling. Gas and charcoal grills are prohibited on the property. Unauthorized grills will be removed and disposed of by management. |

|_____ |( |Late Rent. Rent is due on or before the first of the month. We accept one check per apartment. We give you a grace period of five (5) |

| | |days. We charge a late fee of 5% in North Carolina or 10% in South Carolina and Virginia, of your total monthly rent if not received by 5:00 |

| | |p.m. on the 5th. This is charged without exception. We will not accept a personal check after the 5th of the month. Payment must be made |

| | |by money order, debit cards, or cashiers’ check. We do not accept cash! Weekends and holidays are no exception. There is a night deposit |

| | |slot at the office for your convenience. Move ins after the 15th of the month are required to pay the next month’s rent as well as the |

| | |pro-rate. Legal action for non-payment is taken on the 8th of the month in North Carolina & South Carolina and on the 11th of the month in |

| | |Virginia, with the client responsible for all court and other legal costs. |

|_____ |( |NSF Checks. If we receive two returned checks from you, we will no longer accept your personal check. There is a $25 NSF in North Carolina,|

| | |$35 NSF fee in South Carolina and $35 NSF fee in Virginia regardless of the error. Along with NSF fee, if a check for payment of rent is |

| | |returned after the 5th of the month, the applicable late fee will also apply. |

|_____ |( |Early move-out. We realize there are circumstances beyond your control that may necessitate an early move-out. Our policy states that you |

| | |must give a written notice on or before the first day of the month, at least sixty (60) days prior to the desired vacate date. You must |

| | |continue to pay rent until the apartment is re-rented and moved into, or pay rent until the lease end date. Please consult your on-site team |

| | |for review of the Accord and Satisfaction per the lease agreement. |

|_____ |( |Satellite Dishes. Satellite dishes may be installed under the conditions of our Satellite Dish Agreement. Please ask the office team for |

| | |more details. Any satellite dish found not adhering to the conditions of the Satellite Dish Agreement will be disposed of by management. |

| | |Client will be responsible for any damage done to the property. |

| |( |Renters Insurance. All clients are responsible for obtaining a renters insurance policy with the following conditions: |

| | |Personal Liability Coverage no less than $100,000. We strongly recommend Personal Property Insurance at a minimum of $20,000. All renters |

| | |insurance policies must be written with the apartment community name and address as an additional insured. |

We realize there are a lot of policies, but we feel we must inform you of them up front.
