Introduction:

With a project of 650,000 SF, Turner proposed to Toyota an extensive staff and top quality team for the project. The team presented had previous experience together and made themselves a differentiating factor by planning for a strict Safety Program to be carried out by a full-time Safety Manager. Turner’s staff structure, values, and ideas were embraced by Toyota and gave way to a productive project start.

The project start-up began in July of 2001 where the only staff overseeing the site was the Senior Project Superintendent, Larry Suggett, and the Project Executive, Larry Zimmerman. It was one month later in August that the project was fully staffed and working on-site out of the trailer.

Preconstruction Staff:

Preconstruction services were provided by means of another Construction Firm entitled Snyder-Langston. While Turner was not paid nor hired for Pre-Construction Services, they provided their own general analysis in order to be competitive for their Proposal. This included estimating all systems, constructability reviews, scheduling, and value engineering. They took hard bids from various subcontractors, reviewed the prices with their own analysis, added fees and general conditions, in order to produce the final estimate.

Construction Staff:

The Turner staff consists of the traditional structure consisting of a Project Executive, Project Manager, Project Engineer and Project Superintendent. Where this project uniquely differs is the depth and specialization of the staff. There are 4 Area Superintendents, each managing a certain task on the site. While most projects have one MEP Coordinator, Turner has an MEP Engineer and an MEP Superintendent. Also distinct to this job is having a full time Accountant. Usually, all accounting is done at the main office off-site, but there are so many subcontractors for this job, Turner felt it necessary to have this position be full time. Turner also implements an exceptional safety program that is staffed by a full-time Safety Manager enabling Turner to have a low risk site. This allows Turner to hold all of the contracts at a lower risk with a CCIP and have a Subgaurd for Bonding.

A. The Project Executive:

• Oversees project start-up and planning

• Keeps good lines of communication with owner

• Advises project when necessary

B. The Project Manager:

• Oversees project on site

• Runs meetings with owner’s representatives

• Responsible for overseeing budget

A. The Project Superintendent:

• Runs Construction Progress Meetings

• Oversee’s all field conflicts

C. The Project Engineer:

• Responsible for reviewing all drawings (except MEP)

• Reviews submittals and technical data in contrast with Specifications

• Oversees Value Engineering and Constructability

D. MEP Engineer:

• Reviews MEP Submittals and Drawings

• Leads MEP Coordination Process

• Estimates MEP Change Orders

E. Safety Manager:

• Runs all safety meetings

• Responsible for safe construction in the field

• Responsible for Recycling and dealing with Waste Management (oversees LEED recycling)

F. Area Superintendent:

• Site and Structures

• Coordinates all Structural deliveries and work on site

• Responsible for underground work

G. Area Superintendent:

• Interiors

• Deals with all Interior subcontractors, from finishes to FF & E (Fixture, Furniture, & Equipment) to lighting, electrical, and mechanical work finishes

• Coordinates out in field with drawings

H. Area Superintendent:

• Kitchen

• Deals with all finishes and equipment for space

• Coordinates out in field with drawings

J. MEP Superintendent:

• Deals with all mechanical, electrical, plumbing, and fire protection field issues

• Coordinates out in field, MEP with structural drawings

K. Administrative Assistant:

• Creates and distributes transmittals

• RFI creation

• Greets and Manages Phone Communication
