Statement of Work: 589A5-17-188 Bldg. 22& 25 Emergency HVAC repair 1. SCOPE Contractor shall provide all labor, equipment, and material to complete the following scope: Replace the 30-ton condensing unit serving building 25 (gym area) and the 30-ton condensing unit serving building 22 located at the Colmery-O’Neil VA Medical Center in Topeka Kansas, to maximize the performance of the equipment by insuring that such equipment performs regularly and efficiently in accordance with each manufactures’ prescribed specifications and standards, and to maintain operational safety and reliability. Unless otherwise specified herein, the contractor shall supply all supplies, personnel, equipment, tools, materials, supervision, and other items necessary for the maintenance and repair of equipment as defined in this scope. All supplies and material shall be of a type and quality that conform to applicable industry specifications and standards. All supplies, materials, and equipment to be used in performance of work described herein are subject to the approval of the Point of Contact (POC), Jason Schuetz (785)-350-3111 X53101.2 SERVICES:2a. Contractor shall provide a new Trane or VA approved substitute 30-ton roof top unit in place of the existing condensing unit that supplies building 25 gym area. Contractor shall install electrical needed to power new roof top unit, reclaim refrigerant from existing McQuay unit, demo refrigerant lines from condenser unit thru exterior wall to the existing air handling unit located next to ceiling above gym floor and patch hole, if the existing concrete pad and fence needs to be extended to accommodate for the new unit than contractor shall provide those services. Contractor shall use the windows in place for the new duct work from the new unit to the existing supply ductwork from the air handling unit located in the gym, the area of penetration must be patched with paint Lok metal pane section with insulation between metal and sealed water tight and the outside shall be painted to match brick. The outside air intake from the air handling unit must be capped. Contractor shall saw cut thru wall next to floor and provide a lentil for the return ductwork from the roof top unit, seal penetration weather tight and install return air grille. Contractor shall need to provide and install thermostat thru wall next to return air grille. During the construction process the gym floor shall be covered in Masonite for the use of lifts. The contractor shall provide required refrigerant for new unit. Once work is completed contractor shall confirm operation and complete start up documentation. 2b. Contractor shall demo the existing McQuay unit located next to ceiling above gym floor in bldg. 25. The electrical shall need to be disconnected as shall the controls. All steam lines shall be capped and left in place. Contractor shall demo all associated ductwork not being used. All demoed material shall be hauled off VA grounds by the contractor. 2c. Contractor shall provide and install a new 30-ton Trane condensing unit for building 22. The refrigerant shall be reclaimed from existing 30-ton condenser, provide and install a new 30-ton Trane evaporator coil in existing air handling unit. New refrigerant piping with specialties per manufacture shall be provided and installed by the contractor as shall all electrical, refrigerant and any staging needed to complete work. Once work is completed contractor shall confirm operation and complete start up documentation. The contractor shall provide upgraded controls and all associated work as required per each unit. The contractor shall provide testing and balancing of all installed equipment and provide a detailed report to the VA COR. 2d. Contractor shall provide and install a 4100 ES transponder replacing the 4100 plus panel on 4th floor in room A401E bldg. 1. The contractor’s replacement shall include all required subcomponents of this system to include analog audio riser, 16 terminal utility bloc, power distribution module 120Volt, 100W NAC expansion, 6 class B, 100W AMP W/6 B NACS 120VAC 70V, expansion bay (phase 10 only), audio expansion bay, 8 point 3 amp aux relay module, XPS power, 3 NACS 120V, X SPS power IDNET 3 NACs, 120 V, XPS expansion module 3 NACS 12x supervised IAM, 12x EOL 6.8K 1/2W IDNET pull stations, 10 Station LED, DA Push ADDR, IDNET Relay IAM’s, 4 x relay IAM, 4x cover address module surface, 4100ES retro fit kit 3 bay BGE GLS and all other required components. 2e. The Contractor shall provide all labor material, and equipment to demo and install two fill rite FR910M precision meter cabinet pump or VA COR approved substitute with new nozzle, swivel, breakaway, and hose assemblies. The contractor shall provide all labor, material, and equipment to demo out existing pneumatic air compressor and associated piping. The contractor shall provide all labor, material, and equipment to install a new pneumatic air compressor with a 5 horse power motor, and 80 gallon tank, voltage 480-3-60 in the mechanical room of Bldg 6. The installations shall include all plumbing/piping and electrical work required to replace the failed pumps/compressor and associated wiring and piping. The contractor shall provide all labor material and equipment to demo out failed pipe and install a new replacement sewer line from building 24 to the grease trap interceptor approximately 145 feet. The contractor shall provide all labor material and equipment to sod the disturbed area. The contractor shall provide all labor material and equipment to upsize the panel feeder wire to minimize voltage drop replacing approximately 300 feet of #2/0 AWG for the 175 amp breaker installed in a 3 “ conduit. The contractor shall replace existing wire from distribution panel to the breaker panels with larger size wire in the existing conduit. .3. SAFTY REQUIREMENTS: In the performance of this contract, the contractor shall take such safety precaution as the Contracting Officer or designee may determine to be reasonably necessary to protect the lives and health of the occupants of any building. The Contracting Officer or designee shall notify the contractor of any noncompliance with the foregoing provisions and action to be taken.4. CONTRACTOR IDENTIFICATION: The contractor’s field service employee shall wear visible identification at all times while on the premises of the VA Medical Center. Smoking is prohibited inside the buildings. Possession of weapons is prohibited. Enclosed containers, including tool kits, shall be subject to search. Violations of the VA regulations may result in citation answerable in the United States (Federal) District Court.5. VEHICLES: All vehicles on the premises of the VA Medical Centers” property shall be locked and keys removed while performing service. This is intended to protect the contractor’s property and provide forthe safety of the Medical Center personnel. Vehicle(s) shall be identified. Parking in the appropriate designated parking areas is expected. Information on parking is available from the VA Police. The VA Medical Center shall not validate or make reimbursement for parking violations of contractor for any conditions. ................
