Pooh and Piglet’s House Rules - 419 Topsail Road



We would like to make you aware of some rules that will prevent problems with your stay at Pooh and Piglet’s Place.To turn on the TV and cable there are two separate controls. The large grey control turns on the cable modem over top the TV. It can also turn on the TV which can be confusing. So, you may want to hold the control about 4 inches from the cable modem and press the power button until the blue light comes on. Then, use the Roku control to turn on the TV. From the TV you can choose if you want to stream Roku through the HTMI input feed, or you can use the cable feed to watch live cable channels. Use the Guide (or Menu) button on the grey control to see what cable channels are available.The small black power switch for the radio/DVD player is usually on top of the armoire in the living room.Please do not flush feminine products down the toilet. The septic system is only a small system as are most systems for beach properties.We do not recommend running the washer/dryer, taking a shower, washing dishes and flushing the toilet all at the same time. The water system is small and may not perform as you desire.Absolutely no grilling is allowed on the deck. The wind conditions from the ocean make this an extremely dangerous fire hazard. Some idiot (the owner) did it before and nearly burnt the house down.If you are a “Preferred” guest (paying a reduced rate), then you are responsible for cleaning the unit before you leave. One of the pages following this rule page will tell you what you should be cleaning before you depart.The storage area below the unit is not available for your use.If the weather is extremely windy when you are departing, please be kind enough to make sure the door is completely closed so that the storm door won’t blow open. Beach winds could (and have) completely detached the door and it could be a safety hazard.Please don’t leave the air conditioning running really high or the heat blazing when you leave at the end of your stay.We try to maintain ample supplies of cleaning products (cleansers, soaps, etc.) We also leave other amenities (coffee, coffee filters, etc.) But we have no idea how much will be used by any one group of tenants. So, if you use something up, be courteous and replace it before you leave. If everyone chips in, no one will pay a lot for these extras and everyone will have them for their pleasure.If you leave something in the refrigerator, make sure it’s something that someone will use. Examples would be: unopened beverages, butter, mustard, ketchup. Use your best judgment and common sense. Nobody is going to eat your leftover pizza.Please do not pour cooking grease down any of the sinks, bathtub or toilet. This has been known to clog the drain lines in the septic system.Please observe the trash schedule closely and put out the trash the night before they are supposed to come. They come VERY early, so it is best to get it out the night before. There are arrows on the top of the can indicating which side should face the street. Refer to the schedule included in this booklet for the collection schedule. Sometimes the schedule is old. You can confirm the pickup days by visiting and find the solid waste link on the site. And obey recycling laws by using the blue container for recyclables like plastic and glass. Please be kind and be sure to put out and don’t leave a lot of trash for the next tenants to deal with.If you lock yourself out of the house, the nearest locksmith is Reid Barbie and he can be reached at 910-389-3326. But, if you’re locked out, you’re probably not able to read this, so make a mental note – call us. We have another method to get you in.The Wi-Fi network at Pooh and Piglet’s is named NETGEAR52. The password for it is “wideraccoon428”. (You do not need the “quotes”). If you bring a pet, you may want to use the Adams Flea and Tick Carpet cleaner when you leave the unit for several hours (i.e.; while you’re at the beach). The reason we suggest this is that we have no control over whether tenants that bring pets treat them for fleas. So, if the tenant before you had an infected pet, you might want to take precautions for your own pet. We suggest on your first long departure from the unit to sprinkle the powder on the carpets and upon your return, vacuum the carpets. You should only need to do this once near the beginning of your stay to protect your pet. You can find the Adams powder under the bathroom sink.We realize that there is no way we can enforce a non-smoking policy. Nevertheless, we do request that if you do smoke, please do so outdoors. It is not much of an inconvenience and some of our regular tenants do have smoke-related allergies. Your compliance is appreciated.Another policy that we know we cannot enforce, but we ask that you please refrain from burning candles. One of our neighbors burned her house down a few years ago and the insurance did not fully reimburse her, so she lost the house. That would be tragic. So please for your sake, our sake and the sake of other renters, please do not burn candles. This house would go up like a flare if you accidentally left a candle burning unattended that started a fire. Do not move the parking posts located on the edge of the yard facing 7th Avenue for any reason. Vehicles may only be parked in the driveway and are not to be parked on the yard. The septic system is located in this area and the drainage lines run under the soil in the yard. Parking a car on them may crush them and could result in thousands of dollars in damages for which you will be held responsible if you ignore this rule.The website plainly states this, but a recent episode with a tenant has persuaded me to add this to the house rules as a reminder. Unless you have made prior arrangements with us, then the absolute check-in and check-out times are always as follows: Check-In is any time after 1PM on Saturday, and Check-Out is always the following Saturday at 10:30AM. If you have booked more than one week, then naturally your check out is on the last Saturday of your stay. We rarely modify this protocol and will only do so during off-season weeks (if we do).We have had to change this policy during the 2015 season. We recommend you either bring your own linens or rent them from a linen service. We leave linens in the unit, but we make no guarantee as to their cleanliness. You are welcome to clean them and use them, but who wants to do that on their vacation? We have had to change this policy because of a few tenants that left every towel and linen dirty and then just left the unit. We only have two hours between check-out and check-in and that is not enough time to wash and dry everything. And we’re not a hotel! You can rent linens from Topsail Beach Home Cleaning at 910-327-2308.Please note that the washer/dryer is an apartment sized unit. If you overfill the washer, it will get off balance and during the spin dry cycle will make a heck of a racket. You will think the house is going to fall over, because it shakes the house which is built on stilted pilings. So, don’t overload. Also, be sure to remove any lint from the dryer vent. This is a well-known fire hazard. What a way to end your vacation! It only takes a few seconds to remove the cover and pull out any lint.North Topsail Beach has water bugs (some call them roaches). While we pay Terminix for quarterly pest services, bugs still make appearances in the house occasionally. Usually just after a spraying, some turn up dead on the floor. But if you see live ones, you can either call us or you may go ahead and call Terminix directly and they will come and spray again for free. Terminix also has keys to both upstairs and downstairs, so you don’t have to be there to let them in. If you want to call them yourself, the number is 910-347-6978. Just reference our account number which is #586293. They usually come within 24-48 hours. The manager at Terminix is Bruce Love and the name of the woman who does scheduling is Maria York. Her extension is 4170.As stated above, we pay for quarterly services with Terminix. Even if you do not see any bugs, you are not authorized to tell the service man to leave without performing the service. We have paid for it, and it is only a minor inconvenience if you happen to be at the house during their scheduled visit. They do not use chemicals that can harm your pets or you. We have had tenants turn the serviceman away only to have bugs a week or two later that caused us to have a special service call. So, do not turn the service man away.Occasionally, the cable television provider has issues. We have had times when local channels do not work properly. This doesn’t happen a lot, but it has happened more than once. In case you are experiencing issues, you may call Spectrum and report the incident. They have automated tools and it is not possible for us to take advantage of them unless we are at the house. So, if you have a problem, here is the information you will need: Spectrum Customer Support: 1-855-757-7328, Account Number: 8351-80-014-0055535, Phone associated with this account is 252-638-2446 (which is our home phone in New Bern). Finally, you “might” need the 4-digit security PIN. It is hand-written here because this document is posted on the Internet.We have had increasing numbers of wintertime guests, and they should be aware that the hose that you can use to squirt the back doors on the deck facing the ocean can freeze, which might burst the line. So, keep an eye on the weather and the expected low temperatures for the evening. If it is going to get close to freezing (or below 36 degrees), you should go down to the carport and turn off the water feed to the rear deck faucet. Just follow the line and you can easily see where it goes to on the piling with the main water feed and other hose. Just turn off the spigot there that feeds the water line.Also related to #24, this rarely happens. However, every 5 or 6 years Eastern North Carolina might experience an exceptionally cold winter. The last time was around Christmas of 2017. It got very cold (below 10 degrees) and the main water line froze. Now, this is very rare, but if you are at the house during one of these rare weather events, just leave the water dripping in the kitchen sink when you go to bed so that you will have running water in the morning. Houses that are raised and built on pilings are more subject to water lines freezing.Recently, regular and repeat guests have become increasingly disturbed by the re-arrangement of furniture to any configuration the current occupant desires. While we cannot prohibit anyone from doing this, we do ask that if you rearrange the furniture, please put it back to its original placement before you depart. It’s just nice to be courteous to the guest that follows after you.New for the 2022 season, we have installed an outdoor shower on the south side of the house under the deck beneath the side door entrance. Eventually we intend to enclose it, but that will probably not happen until the 2023 season. But be aware that we will be turning off the flow of water sometime around November 1st, and will turn it back on around April 1st. These dates are approximate and will be largely influenced by weather forecasts that indicate freezing conditions are likely.New for the 2023 season, we have a Roku account and Netflix streaming. And starting on August 19th, we will be adding Paramount streaming services. You should be able to view these new services on the Roku TV at the house. But, be warned that you may not purchase additional features for either of these streaming services. You may neither upgrade the Spectrum cable services, nor purchase movies offered on Spectrum. If you do, you will be sent a bill and if you do not pay it, your P&P Place account will be locked and you will forfeit any future bookings. ................
