GREAT CYPRESS VILLAGE HOA, INC BOARD MEETING



Our December 11, 2017 Great Cypress Village board meeting started with the Pledge of Allegiance recited by all in attendance. Zebbie Probst then introduced two representatives from Professional Insurance, Mr. Bryce Mednick and Mr. Jonathan Mercy. They told us about all the possibilities for insurance coverage that they represented. Brochures and business cards were left behind for anyone interested in starting home owner or personal insurance policies or changing policy details on existing insurance policies. A very nice presentation was enjoyed by all in attendance.Great Cypress Village board meeting was called to order at 7:22 pm. Secretary Beyer called the role of board members. Present were: Zebbie Probst, Daniel Hamilton, Catherine Beyer, Nancy Colacicco, Adriana Pruyn and Beverly True. Absent was Barb LaFountain.Secretary Catherine Beyer read the November 13, 2017 minutes. Directors Nancy Colacicco and Beverly True made and seconded a motion to accept the minutes as read. The motion was approved by all.President Zebbie Probst read the financial in Treasurer Barb LaFountain’s absence. The balance in the operating account was $13,394.67. The balance in the reserve account was $121,343.72. The total of accounts was $148,430.39. A motion was made and seconded by Secretary Beyer and Vice President Dan Hamilton to accept the financial report as read. The motion was approved by all.The following were the committee reports:ARCHITECTURAL - Jack Fair had no report. Zebbie Probst said an application to use the clubhouse on January 6, 2018 was submitted for a baby shower. Volunteers are needed for this committee.SOCIAL CLUB - Tom Thompson thanked all who attended the Christmas Party. A big thank you to all who decorated and cleaned up the clubhouse as well. Please check your newsletter for the dates and details for the upcoming events at the clubhouse.RV - Jack Fair thanked all who helped clean up and rearrange the RV area. The trees were cut down in this area and mulch will be put on sandy areas to form a better driving surface. WELCOME - Volunteers for this committee are: Andrea Pope, Maureen Donoghue, Kelly Crowley and Wink Van Knowe.DOCUMENTS - VOLUNTEERS STILL NEEDED FOR THIS COMMITTEE ELECTION - Lorrie Capasso stated more volunteers would be appreciated to help hand out the upcoming nomination paper requests and ballot and voting information to our residents. Our election for new board members and directors and budget approval will be held on March 12, 2018.TRUSTEES - Isabel Miller said the board will start the budget proposal process soon. Expenditures for the 2018-2019 budget will be discussed.REAL ESTATE REP – Dan Hamilton talked to realtors about remembering to include the term Deed Restricted on all for sale signs.OLD BUSINESSDirectory update was brought up by Nadine Alford. Lorrie Capasso and Catherine Beyer have been working on updating the form to include the names of residents listed on the deed with current phone numbers and away addresses.Painting committee update for painting the inside of the clubhouse was given by Nancy Colacicco. The budget for this included the painting of the walls and the hand painting of the mural. It was estimated as $800-$1000. Beverly True and Dan Hamilton made and seconded a motion to approve the budget up to $1000 for the painting of the inside of the clubhouse. All board members approved the motion. Problems with four wheelers, flat tires (because of trucks hauling construction debris on Houston Ave to the dump), speed on park roads (UPS,FEDX truck and residents as well). It was determined that petitions would be drawn up to address each problem and taken from home to home to be signed by residents and then taken to the Pasco County Board meeting to bring attention to our needs.Lowering Dues – Zebbie Probst stated that as of January 1, 2018 the park dues would be lowered to $57.00 per month. The SBA loan was paid in full on 2/03/2017 in the amount of $29, 988.90. At the time of the origination of this loan $5.00 was added to each park resident’s dues bringing the total to $62.00 per month. It was agreed that upon the payoff of the SBA loan the dues would revert back to $57.00.Plastic bracelets for permission to swim in pool/spa and fish in pond.Visitation/residential bylaw violations update: The two families involved were contacted and sent violation correction letters. Each family concerned said their situations would be corrected soon. It was agreed that another letter would be sent giving them till January 1, 2018 where upon a fine of $15.00 a day would be given for no compliance. December 22, 2017 would be the date for Christmas Carolers to walk around the park serenading us starting at 4 pm. Package handout package for Welcoming committee members to give to new residents. A discussion was held regarding what should be included in this package.Park Road maintenance – Dan Hamilton have concerns regarding the cracks in our roads and their up keep. Discussion was held and found to a concern in front of Adriana Pruyn’s home where water stands on a daily basis. Lien updates – Zebbie Probst told us what he learned at the attorney office about the process for filing liens and foreclosure documents. It was decided to re-file liens on properties with large dollar amounts due.Water pump replacementCommunication to all residents is key in getting more volunteers and help with jobs in park. A theme of “ACT LIKE YOU LIVE HERE” will be used in keeping our park looking great. Paul Bredlau thanked the board for all its hard work. Toys for Tots - please fill the box with new toys for the Christmas collection for county childrenNEW BUSINESS1. Jack Fair said we need new garbage cans for clubhouse garbage. A motion was made and seconded by Beverly True and Catherine Beyer to purchase four new garbage cans. The motion was approved.2. Nancy Colacicco asked if anyone would like to purchase license plates that are for Great Cypress Village. They are poly carbon and will be $10.00 each. Please contact her if you are interested in purchasing one. 727-863-0632.3. Zebbie Probst asked all to think about putting in a large gas/charcoal pit in back of clubhouse for weekly or monthly steak BBQ dinners. This will be discussed at the January meeting.A motion was made and seconded by Dan Hamilton and Catherine Beyer to adjourn the meetings. The motion was approved. The meeting adjourned at 9:12 pm. ................
