Here is a brief description of our Management Services.

1. Leasing Fee = 50% of first month’s rent. Covers standard advertising, commissions to other agents, Credit Check, Criminal Background, showing property and completion of lease.

2. Management Fee = 10% of all rent collected. If I cannot collect then there is no charge.

3. Maintenance = we coordinate any maintenance calls and insure that work is completed in a satisfactory manner. Due to rising fuel costs I am forced to add a 10% surcharge to maintenance calls as I have to make a minimum of two trips to the property when work in performed. There is a $50 maximum charge.

4. Eviction = Court costs and labor to set tenant on curb are the owners responsibility. We file the eviction and go to court should the need arise.

5. Vacancy = No charge while unit is vacant except for yard maintenance or other forms of maintenance.

6. Maintenance Reserve = A reserve of $150 per property is maintained at all times to cover any repair costs. The reserve is replenished from the next month’s rent.

7. The State of Texas has certain minimum requirements regarding rental property and I am required to insured that your house meets these requirements. The installation of keyless deadbolts, peepholes in the doors, approved locking devices for sliding patio doors as well as the proper number of smoke detectors are the primary concerns that I have to address when I start to manage a new property. All door locks must be rekeyed every time we get a new tenant.

There will be no reason for the tenant to be in touch with you unless you give them your information.

I have also attached a copy of the State Lock Requirements, my Leasing Criteria and a sample Management Agreement for your review. I also do a rental survey to determine what other properties in the area are renting for and how long it takes to rent them of course there is no way to know if the Management Company has actually advertized the property of if they just put it on the MLS and stuck a sign in the yard and prayed that it will sell.

Any additional advertising requested by Owner will be at Owner’s expense. Newspaper advertising has proven to be ineffective.
