In protecting your investments and providing a pleasant environment for your residents, we will provide the following services:

Tenant Screening: A thorough background check is completed consisting of credit check, criminal background history, tenant references, and verification of employment and other sources of income.

Enforcement of Lease Firmly enforce the conditions of the lease(s) and remain up to date on changes in the Arizona Landlord/ Tenant Act.

Leasing: Leasing of vacant units advertised through signs, newspaper advertising, weekly broadcast of rental list, and having the Rental List available outside the office at all times.

Maintenance: Supervise the maintenance of your properties and develop a schedule for both routine and preventive maintenance. 24-hour access to Flagstaff Property Management to personally take care of emergencies. Every effort is made to provide quality service at a reasonable cost.

Rent Schedule: Periodically review competitive rents in the area to ensure maximum income with minimal vacancies.

Collections: Enforce late charges and, when necessary, work with your attorney for timely evictions. We are experienced at filing the appropriate legal document.

Payment of Expenses: Check invoices and pay expenses, including mortgage payments and Home Owner’s Association payments, if requested.

Property Accounting: Keep complete tenant accounts, data files, and records of disbursements

Reporting: Produce monthly computerized report of all income and disbursements for the owner or representative of the owner.

Tenant Contact: Attempt to satisfy you tenants’ needs without jeopardizing your position in terms of unnecessary costs. We realize the success of your investments depends on satisfied tenants and as close to 100% occupancy as possible.
