I. Introduction
This document contains the required guidelines for the installation and purchase of approved replacement windows and doors within the Hemingway Cluster. This is a mandatory guideline for all cluster patio and town homes.
Specific window and door products that have been approved by both the Hemingway Cluster Association and the Reston Design Review Board for use within the Hemingway Custer are described in Section II “Products Approved for Installation.”
The use of any other window or door products must be approved through the regular process of the preparation and submission of a Design Review Change Request to the Reston Design Review Board (DRB) through the Hemingway Cluster Association (HCA) Board as detailed in the Section III “Using Non-Preapproved Windows or Doors.”
Hemingway Cluster Association has pre-qualified the Hodges Window and Door Company of Falls Church Virginia as the preferred distributor/installer for the Jeld/Wen replacement products. The use of this vendor by the homeowner does not require prior written notification to the HCA nor approval by the Reston DRB.
The use of any other window or door contractor to install pre-approved windows or door products (Section II) will require the homeowner to follow the guidelines in Section IV “Using Non-Preapproved Installer.”
II. Product Specifications for all Replacement Windows and Doors
The detail product specifications for the pre-approved Jeld-Wen windows and doors are detailed in Appendix D. These products include:

III. Using Non-Pre-Approved Windows and Doors
If the homeowner desires to purchase and install a window or door other than the pre-approved Jeld-Wen window and door products listed in Appendix D must follow the standard Reston DRB application process for making changes and/or additions to the exterior of their Hemingway property.
The Reston DRB application process is detailed in the Hemingway Cluster Association “Design Guidelines Handbook , dated August 2000. The homeowner may also go directly to the Reston web site using the link below for an on-line DRB Application and Review Procedures.
IV. Using a non-Pre-Approved Installer
The use of any other window or door contractor to install pre-approved windows or door products (Section II) will require the homeowner to follow this guideline.
1. An “Alternate Distributor/Installer Agreement (ADIA) must be prepared and submitted by the homeowner to the Hemingway Cluster Association (HCA) Board for approval. The ADIA is shown in Appendix A.
This form is to be signed by both the homeowner and the alternate distributor/installer will comply with the standards as established by the HCA, including:
a) Installation Caveats (Appendix B).
b) Installation Specifications (Appendix C).
c) Product Specifications (Appendix D).
d) Hemingway Color and Stain Specifications (Appendix E).
2. The form may be copied, filled out, and with the required Appendices attached, forwarded to any HCA Board member.
3. You should not sign a contract with the Alternate Distributor/Installer until the ADIA is approved and returned to you.

Appendix B
Installation Caveats For Hemingway Cluster Replacement Windows And Doors
1. Single frame replacement (windows): Shall use wood replacement windows.
2. Single elevation replacement: Shall use either wood or clad replacements.
3. Multiple elevation replacement: Shall use either wood or clad replacements; and, may employ both wood and clad replacement windows and doors as long as each elevation completed consists of replacements made from a single material (wood or clad).
4. Whole house replacement: Shall use either wood or clad replacements; and, may employ both wood and clad replacement windows and doors as long as each elevation completed satisfies the requirements for multiple elevations (see above, item 3).
5. Sliding door replacement: Shall use either a sliding door or French door replacement.
6. Front door replacement: Shall be completed as part of either an entire elevation replacement (all windows and door/sidelight(s)/transom(s) on a given elevation), or just the door/combo replacement. The combo shall be replaced either in its entirety, or by major door /combo component (door/sidelight (s), transom (s)).
7. The homeowner must select an authorized Jeld-Wen supplier/installer in order to maintain the 2 year manufacturer’s warranty; and the Hodges Window and Door Company of Falls Church Virginia if they wish to obtain/maintain the 20 year installation warranty (offered as an addendum to the manufacturer’s warranty).
8. If an individual homeowner elects to use a supplier/installer other than the Hodges Window and Door Company of Falls Church Virginia, the homeowner shall submit a notification/application, for review/approval, to the Hemingway Homeowners Association Board that includes a description of the proposed replacement installation and trim-out. The alternative supplier/installer shall contract to meet all installation and product specifications as delineated in the Installation Specification (Tab 3), the Product Specifications (Tab 4), and the Cluster Standard Paint and Stain Color Specification (Tab 5).
9. Homeowners shall forward all questions and issues concerning window and door replacement contracts, product specifications, installation specifications and caveats, and product and installation warranties to the Hemingway Homeowners Association Board.
Appendix C
Installation Specifications For Hemingway Cluster Replacement Windows and Doors
1. Supplier/installer shall install only windows that are listed in the Product Specification (Tab 4), in a manner consistent with the requirements specified in both the Installation Specifications (Tab 3) and the Installation Caveats (Tab 2).
2. Supplier/installer shall install only front doors that are listed in the Product Specification (Tab 4), in a manner consistent with the requirements specified in both the Installation Specifications (Tab 3) and the Installation Caveats (Tab 2).
3. Supplier/installer shall install only sidelights that are listed in the Product Specification (Tab 4), in a manner consistent with the requirements specified in both the Installation Specifications (Tab 3) and the Installations Caveats (Tab 2).
4. Supplier/installer shall install only direct set windows that are listed in the Product Specification (Tab 4), in a manner consistent with the requirements specified in both the Installation Specifications (Tab 3) and the Installation Caveats (Tab 2).
5. Supplier/installer shall paint all wood windows, spacers (area between stacked window frames and/or doors) trim, and all doors other than the front door using the paint and color (s) specified in the Cluster Standard Paint and Stain color Specification (Tab 5). All clad products shall be finished in the color specified in the Product Specification (Tab 4).
6. Supplier/installer shall paint or stain the front door using the paint/stain and color specified (for a particular house) in the Cluster Standard Paint and Stain Color Specification (Tab 5).
7. Supplier/installer, when installing exterior trim and spacers, shall employ installation techniques and practices that will ensure the result maintains the appearance of the existing/original trim-out.
8. Supplier/installer shall install exterior trim that is the same size and style of the existing/original trim-out.
9. Supplier/installer shall install spacers (area between stacked window frames and/or doors) that are the same size and style of the existing/original trim-out.
10. Supplier/installer shall install all replacement windows and doors into the original rough-cut opening.
