McLaughinEnglish 100114 October 2016 Gentrification in CincinnatiGentrification is something that is happening in most areas all around the world, but many people have no clue what it is. Gentrification is the process of renovating and improving (especially a house or district) so that it conforms to middle-class taste (“What is Gentrification”). On the other hand, many people are forced to move to a new location because they cannot afford to live in this area, but I think that this is a good thing to happen to a town because it makes the area more attractive and people of a higher class want to live in the new and upbeat area.Gentrification is loved by people who are new to the town, but not the people who have lived there for years. Many people think that gentrification is a bad thing because many families have to move or are displaced. In areas that are being gentrified, rent and housing prices jump to a high rate very quickly and the people are no longer able to afford their homes. I do not find this to be a bad thing because it reduces crime, creates new investments, increased economics, jobs increases, and it is a process of life that has been occurring for many years (“What is Gentrification”). ?A major area that has been gentrified in Cincinnati is The Banks. The Banks is a fifteen-acre area that lays between the football stadium, baseball stadium, second street, and the river. This area began being revived in 1996 when Hamilton County voters approved a half-cent sales tax increase (“The Banks (Cincinnati, Ohio) – UrbanUp”). Gentrification was approved by the people in this area when the voters voted on this particular topic.Over view of Cincinnati (“Tweh, Bowdeya’).When gentrification happens to a town it increases the revenue and jobs. The first project that started the trend in Cincinnati was the construction of the Paul Brown Football Stadium on January 31, 1998. This projects estimated cost was three hundred million dollars. The project also created five thousand jobs in the Cincinnati area (“The Banks (Cincinnati, Ohio) – UrbanUp”). While doing this project, it created jobs in this area and was very beneficial because it brought new people to the area which led to the increase of money to the area to improve it even more.Overall, The Banks created two hundred twenty-five residential units, seventy thousand square feet of retail, a riverfront park, three hundred thousand square feet of office space, one thousand eight condominiums, two hotels with a total of five hundred rooms (“The Banks (Cincinnati, Ohio) – UrbanUp”). With adding all of these spaces together, it allowed for a growth of population in the area. Cincinnati has an estimation of two million people as of 2016. This is a 1.2 present growth from the year 2014(“Cincinnati Sees Slight Bump in 2015 Population, U.S. Census Finds”). In 1990, Cincinnati had a population only around seventy-one thousand. Until this area began to gentrify, it had a very low population growth, but with the upgrades, it has brought a lot more people to the area. This picture shows The Banks on Reds opening day (“Simes.”)Cincinnati’s population is growing to be much larger. When it comes to the population of the metropolitan area, Cincinnati’s population falls right in the middle. This is due to the fact that gentrification has made many poor neighbors such as The Banks or Over-the –Rhine to be much trendier than before when they were not desired areas at all. ?Gentrification causes the rise of house and rent prices in an area. Some say that this could cause harm to the people who originally lived there. An economist researcher, Daniel Hartley, states that gentrification is actually beneficial to the financial health of the original residents. Mr. Hartley’s found that people living in towns being gentrified between 2000-2007 had a credit score that was eight points higher than people who lived in a non-gentrified area. Residents who moved from the gentrified area, who may be displaced receive a 1.5 higher credit score then those who did not move. That means if you move from an area that is being gentrified your credit score could improve, because of this improvement you will have an easier time getting loans and cheaper interest rates when relocating (“Cincinnati Sees Slight Bump in 2015 Population, U.S. Census Finds”).? I believe that gentrification helps in some areas because it decreases the crime rate in that area. Yes, it may push it to a different area, but it does help that specific area. Also part of the clean-up could be getting stricter rules that will make people not commit crimes to get arrested. ?If the area that is being gentrified continues to have a high crime rate, people may not want to move to that area because most people do not want to live in an area where crime is an issue. Crime decreases the amount of people wanting to live in an area.On average gentrification causes crime to decrease. Occasionally crime does increase though, but this is because the ‘new’ area is known to be filled with wealthier people so it makes them ideal targets to rob. Most of the time the people who are displaced are the ones who are committing the crimes. They do not move far from the gentrifying place and often return to the area to commit crimes such as robberies. When an area is being gentrified it does not mean that the people have to leave their homes. ?“Survey of a renter showed that poor residents in gentrifying neighborhoods were less likely to move than poor households in non-gentrifying neighborhoods” (“Woodard”). I think this is because the area now has many new jobs and better opportunities for people so that they can continue living in this area. ?Some complaints about gentrification are that newcomers do not care about the community as much as the people that currently live there do. ?Also just because the buildings look nice on the outside does not mean that the people living in them care about them. If we could open up jobs for these people so they could stay, we would no longer have that problem. On The Banks project over $130.3 million public investments has been spent and $128 million of private money has also been spent. That does not include the $29.3 million that is being currently used on the banks project. The river front Smale Park cost $120 million. There has been nearly $2 billion in total improvements over to decades. The city is getting ready to start a new phase that will cost $29.3 million. This phase will add a two level parking garage with 690 parking spaces. This structure is needed for the growing number of people in the city such as residents and visitors. Hamilton county has put $22.3 million in to this project and the rest is from Ohio and the City of Cincinnati. The growth of this area is not nearly completed (Tweh, Bowdeya). This area is drawing people from all around the world. Cincinnati has recently hosted Major League Baseball All-Start game. With this game Cincinnati was able to show off their resent up dates. Hamilton county commission president Greg Hartmann said “We were able to show the world the progress we’re seeing right here in Cincinnati and Hamilton county on our front doorsteps.” When Hartmann said this he was referring to when thousands of people came to Cincinnati for the all-star game and got to see all of the new things Cincinnati has to offer (Tweh, Bowdeya). This picture shows the night view of beautiful Cincinnati (“5 Reasons I love Cincinnati”). Most of this construction has been done by Messer Construction Company. They have been working on projects at the banks since 1999 and are currently working on a $29.3 million project. This project has created over two hundred jobs in the Cincinnati area. Messer’s Vice President and Cincinnati region leader said ‘’It really fulfills our purpose and that’s to build better lives for our community, our customers, and each other.” ?This means that by gentrifying this area it is improving everyone life in this areas as well (Tweh, Bowdeya). Gentrification has caused a social balance. It offers benefits for many working-class communities. Gentrification is done by construction of high-density, new buildings in open fields in cities. “Gentrification should not be measured on the lack of displacement, but on the improved circumstances of those that most desperately need help” (“Davidson, Mark”). Overall gentrification is a good thing because it brings new people and more money to an area. It also decreases the crime rate in that area. There are some downsides to gentrification, but overall I think it is a good thing for the Cincinnati area.
