There are two agent listing services available for this area in Michigan;

MI Real Source and

Michigan Real Comp.

Once your home is entered into these listing services agents will be able to search within the systems for their buyers. All agents looking for homes in this area will use these systems. Therefore, any buyer working with an agent will know about your home if it fits their criteria.

Member listings are also available on 7 public sites where buyers will be able to search on-line through their web browsers. They include (Detroit News), , and houseandhome. (Microsoft), (RealSelect), (Port Huron Times) and .

Approximately 60% of all buyers are using the internet to search for homes on their own, exposing your home to even more hits.

Up to 9 photos can be included as well as a virtual tour. When we discuss your tailored listing plan you will see examples of what your personal listing will look like.

Newspapers [pic]

Various newspapers have proven to be successful. We will discuss a publishing plan that will best suit your needs exposing your open houses through print media and again to the web surfing buyers reading newspapers on-line.

Magazines

Your home will be featured in the Keller-Williams Real Estate Book, the only full color book in Macomb County with a distribution of 40,000! There are more than 1000 sites today that display a link which results in the consumer being sent to as a resource to their site visitors. Some of the more popular links include , , , , realty and . We will show you examples of previously listed homes to give you an idea of what your advertisement will look like. Homes Magazine is also available and is published bi-weekly by MI Real Source and distributed to grocery stores, video stores, etc.

Within a few days a sign will be delivered and installed in front of your home. It will contain our office telephone number for immediate answers to potential buyer’s questions. Once installed we will attach a rider containing our direct line, giving potential buyers additional communication options.

Property Flyer [pic]

Not all of the features of your home can be included in the on-line listing services, newspaper and magazine ads. We will prepare a flyer for buyers to take with them and agents to use when showing your home. Your flyer will also be delivered to area brokers announcing your new listing. Together we will include all of the personal extras that make your home unique.

Property Business Card

You will be given business card announcements to pass out to your co-workers, friends and family. Supplementing the flyer, business cards are more handy and convenient for carrying around. Together we will discuss what information you would like included in this tool.

We will advise your neighbors that your home is listed with Keller Williams. Neighbors and friends are great resources for spreading the word.

Communication

Poor communication is the number one reason clients change agents and the easiest factor to control. This is why we place a tremendous amount of importance on keeping you informed of:

• Feedback from buyer showings;

• Feedback from open house showings;

• Inquiries at our office;

• Competition in your neighborhood (other homes for sale);

• Readjusted pricing strategies;

• Updated flyers and listings;

• Offers, with assistance in evaluating them;

• Progress towards closing and events that may threaten closing;

• Any scheduled inspections, appraisals and the buyer’s loan approval;

• Items needed for closing.

We will help you determine the best selling price, suggest what can be done to get your home in top selling condition and implement our customized marketing plan fully.

Open Houses

Open houses are optional and strictly up to you. Typically they are advertised in local newspapers as well as the on-line listing services and can be tailored to fit your needs. We will personally host the event and work with you to ensure the 3 hours bring in as many prospects as possible. During your open house we will:

1. Greet all buyers at the door and offer a flyer.

2. Request sign-in information for follow up and feedback.

3. Accompany buyers at all times through your home.

4. Point out the unseen extras recorded on your flyer.

5. Thank guests for attending and probe for immediate feedback.

Most open houses are held on Sunday between 2:00 pm and 5:00 pm. Based on our experience this is a timeframe that sees the most customers. After the open house, we will review all feedback and comments with you immediately. We will also contact any visitors who provided phone numbers.
