Marketing Plans

Thank you for the opportunity to present our marketing plans. Our marketing activities are both separate (The Jones Group) and integrated with Sunriver Realty. Marketing efforts are greatly enhanced by Sunriver Realty’s relationships and affiliations with both Sunriver Resort and the developers of Caldera Springs. A sample marketing report is also available upon request.

Our general marketing plan is described below and is designed to showcase the special features of your property.

Advertising:

Electronic and hard-copy HIGH STANDARD. Sunriver Realty publishes our highly popular magazine in an electronic format which is available on our websites (Bend- and ), via email upon request, and in our electronic newsletters. Sunriver Realty also has exclusive access to a database for emailing to previous Sunriver visitors of significant net worth that have expressed a desire for acquiring property in the area. Thousands of copies are emailed to the active prospect lists of each Sunriver Realty broker. Hard copies of the HIGH STANDARD are available in a variety of outlets throughout Sunriver as well as placed into rental homes on the Sunriver Resort Property Management program.

The SUNRIVER SCENE is mailed to all Sunriver homeowners on a monthly basis, is available in racks throughout Sunriver and also available in an electronic version at SceneHighlights. Many owners share their copy with friends who may be interested in Sunriver. Sometimes existing owners become multiple, step down, or step up buyers so this is a very important publication that reaches a lot of potential buyers. Our team has been advertising monthly in color for 25 years! This advertising is in addition to the advertising that Sunriver Realty (brokerage) also does.

Marketing Brochure – A full-color marketing brochure is created for your property. This brochure is distributed to qualified buyers and to Central Oregon real estate brokers. It is also available in display cases at Sunriver Realty and in PDF format for emailing. Our professional photographers take high quality digital photos which are also be utilized for ads, websites, and our photo library for ease in emailing to clients or cooperating brokers.

The Jones Group at Sunriver Realty Online Newsletter – Periodically, we publish an online newsletter for emailing to a growing list of prospective buyers. This newsletter includes information about the current real estate market and new listings/featured properties with links to property listings and more detailed information. We also include events happening around Central Oregon and other helpful links.

24 Hour Video Presentation – TV screens in prominent locations at both Sunriver Realty and our branch office at the Sunriver Resort lobby run 24-hour video presentations of all of our listings.

Visual Tour - A Visual Tour is prepared featuring interior, exterior, and any views from your property. Visual Tour is a thorough presentation that provides prospective buyers more visual detail than what can be seen on brochures or websites alone. We have found that Visual Tours are a great way to keep the flame burning with qualified prospects that have seen your property but have not made a buying decision. In addition, buyers responding to ads may be encouraged to make personal visits after receiving our Visual Tour by email or via the various internet websites.

QR Code on For Sale Signs – This technology enables potential buyers to access Visual Tours and our contact information with their smart phone by scanning the QR label on brochures and sign.

Resort Marketing – Sunriver Resort spends millions of dollars to bring guests to the Sunriver area and is currently working on a total makeover of their marketing strategy with emphasis on social media and technology. Any leads or referrals from this marketing are referred to Sunriver Realty. Our job is to make sure your property is visible and available when these guests come to town.

Buyer’s Guide – Our Buyer’s Guide, updated weekly, is well-known throughout the Sunriver community. Those interested in following the Sunriver-area real estate market can stop in to pick up a hard copy, access it through our Sunriver Realty website or subscribe to receive an electronic copy weekly.

Caldera Springs Developer Marketing - Sunriver Realty benefits from the marketing exposure of Caldera Springs developer products. Extensive exposure to the general public, exciting special events, and an onsite sales staff enable us to take advantage of their efforts. The sales staff at Caldera Springs work closely with us in our efforts to sell our resale listings.

Websites and Social Media:

92% of Buyers and Sellers begin their search on the internet approximately 12 weeks before they are ready to act. Therefore, it is important to maintain a strong presence on various websites and social media. All of our listings are presented on these websites with the maximum allowed high-quality color photos and Visual Tours. Sunriver Realty employs staff members whose duties include maintaining this presence in the social media world. The Jones Group at Sunriver Realty also employs a social media manager to maintain multiple sites and ensure your listing reaches the widest audience possible.

and Sunriver- – Sunriver Realty’s full-time webmaster, in conjunction with DeltaNet, works diligently to keep websites fresh, cutting edge and user friendly. Listings are updated daily and include a link to the Visual Tour and the Multiple Listing Service (MLS) details. Sunriver Realty is the ONLY real estate company that links with the Sunriver Resort website.

The Jones Group at Sunriver Realty has long-maintained its own website Bend-. The Jones Group listings are featured on the home page and the website is updated daily by IDX connection with the Central Oregon Multiple Listing Service (MLS). Blogs for relevant topics are periodically posted and pushed out to a variety of social media sites.

This website has public access where property shoppers can search for the perfect property and also arrange to be notified automatically of new listings on the market. This handy tool helps to make sure clients are aware of the perfect property as soon as it hits the market. We post Visual Tours and the maximum amount of photos allowed for all of our listings.

– All of our listings are featured on this popular website where you may search for listings in all areas of Central Oregon. Our upgraded profile, Featured Agent and Featured Real Estate Company, gives our listings the added advantage of 25 photos of the property (rather than only one). In addition, the upgrade and maximum photos pop our listings to the top of property searches making them much more visible and attractive to potential buyers.

– “Your Edge in Real Estate!” All of our listings can be accessed through this website. In addition to , our listings are posted on Yahoo!, Home , Trulia Real Estate Search, -Smarter Classifieds, Vast Real Estate, HGTV Front Door Real Estate, The Real Estate Book, , The Luxury . There may be more but there are definitely lots of places to find your property!

Other Listing Tools and Activities:

Open Houses – We are happy to hold open houses, if desired, to increase exposure of your property to resort visitors during peak visitor seasons.

Home Book:

Showings are more successful when showing brokers have information about the property at their fingertips during the showing. We provide a home book for each property which includes a supply of the brochures, county records including history of building permits and property taxes, plat map, personal property inventory, rental history, if applicable, and information about Central Oregon. Many buyer questions can be answered while still viewing the property. We also have links to all of our home books on Bend-.

Communication:

We want you to know what we are doing to market your property! You will receive periodic activity reports by email from , Sunriver Realty’s website, and Visual Tour with details of user visits to your specific property on websites or by accessing the QR code on the sign. In addition, we send a monthly marketing report via email or U.S. Mail with details of all of our marketing activities. We also follow-up on showing activity and report back to you any feedback we receive.

Support Team:

Sunriver Realty employs a support staff to help with the behind-the-scenes tasks such as listing management, photography, brochures and escrow processing so important in ensuring that our clients receive top quality service. Our real estate sales team consists of Janet Reynolds (Principal Broker), Bryce Jones (Broker), and Nola Horton-Jones (Broker). At least one of us is always available to serve your needs.

Centrally Located Office:

We are very proud of our beautiful office located at the entrance to Sunriver. Visitors to Sunriver can’t miss the Sunriver Realty sign as they enter. They will find convenient parking to the rear, a hot cup of coffee waiting at our reception desk, or at the great “meeting” place (Starbucks) next door.
