The project engineer is responsible for compliance with all applicable criteria, including other governmental regulations. Notwithstanding anything depicted in the plan in words or graphic representation, all design and construction related to roads, storm drainage, and erosion control shall conform to the standards and requirements of the most recent version of the relevant adopted El Paso County standards, including the Land Development Code (LDC), the Engineering Criteria Manual (ECM), the Drainage Criteria Manual (DCM), and the Drainage Criteria Manual Volume 2 (DCM2). Any deviations from regulations and standards must be requested in writing and approved by the ECM Administrator. Any modifications necessary to meet overlooked criteria after-the-fact will be the developer’s responsibility to rectify.The following are Engineering Division comments regarding the submitted documents for the subject application. A written response to all comments is required for review of the re-submittal. Additional comments may be generated on items added or altered after the original comments.General Comments: An access permit will be required. Will be required prior to building permit issuance.If the site is anticipated to disturb greater than one acre water quality requirements will be imposed; please show anticipated disturbed area on a scalable plan to make this determination. Unresolved. Please provide the anticipated disturbance area and enough dimensions to confirm the limits of disturbance.Letter of intent: Please clarify if the home is existing or being constructed concurrent with the kennel. The letter of intent should state the traffic generated is anticipated to be less than (or more than) 100 trips per week. If anticipated additional traffic exceeds 100 trips per week, a traffic impact study will be required. Partially resolved. The average home generates 9.4 trips per day (per home), added to the anticipated trips for your business (one person in and then leaving is two trips). Please calculate what you anticipate as total per day and state in the letter of intent. For example if you anticipate 7 customers a week (that would be one trip in, and one trip out to drop off, and one trip in and back out to pick up, would be 4 trips times 7 customers equal 28 trips per week). Please state that your anticipated additional trips due to the kennel will not exceed 100 trips per week.New comment: Note: You must not alter the drainage as it leaves your site. Please add a statement that no adverse impacts to the drainage are anticipated with the construction of these structures. Site Plan: Please add the home and the width of the proposed driveway to the site plan. Not addressed, please add the width of the front of the lot and the width of the proposed driveway. Call out the length of the proposed driveway.Please include all anticipated structures on this site plan, this plan must be scalable or show appropriate dimensions. Not addressed.
