Scope of Work Agreement

Dale's Remodeling proposes to provide labor & materials for your project as outlined.

KITCHEN Remove & discard of the following: o Sink, faucet & garbage disposal o Appliances. Save & protect for re-use as required o Counters & backsplash o Cabinets o Vinyl flooring, carpet & pad o Particle board sub flooring o Base trim. o Fluorescent lighting o Remove wall paper from ceiling Provide and install new: o Upgrade outlets to GFCI as per plans o (7) Electric outlets as per plans o (8) Recessed can lights as per plans o (1) Switch for under cab lights o (1) Light outlet for o (2) Pendant lights over sink. Owner to provide pendant lights o (1) Phone jack o Frame in soffits in corners as per plans o Plywood sub flooring required for hardwood o Patch drywall as needed, tape and texture o Paint walls & ceilings in Kitchen & Family room o Custom cabinets with accessories as per plans, crown molding & light rail o Under cabinet lights o Slab countertops with full height tile backsplash o Pulls & Knobs on cabinet doors & drawers o Under mount sink, faucet & Garbage disposal with air vac switch

General Expenses (items that overlap all phases): Project setup; this includes required permits, special tools and tool maintenance. Beginning and ending project walkthrough with your lead carpenter & project manager. Dust protection, including but not limited to closing off the affected work area. This limits areas impacted by our workers and trade contractors while working in your home. Clean up; our carpenters try to maintain your home in a manner that impacts your lifestyle as little as possible. Project supervision; Our certified lead carpenters spend quality time supervising and organizing sub-contractors as well as communicating with you to ensure that all of your concerns have been addressed. This allows your job to run smoothly! Job expediting; much happens behind the scenes that is not really apparent in the construction process. There are trips to the lumber yard and other suppliers, deliveries and the hauling off of the debris on a regular basis. Builders margin; our goal is to stay in business and provide outstanding service for many years to come. Overhead; this allows us to maintain a staff that is qualified to meet your needs and provide a warrantee that protects you into the future.

We have included allowances for the following items as selections and physical measurements may change the final cost. Allowance underage will be credited back to your account. Allowance overage will be billed including a markup to cover our builder's margin:
