Job Title: Building Maintenance Planner

Reports to: Manager of Building Maintenance

Department: Maintenance Services

Job Summary:

Perform duties to assist in estimating, planning, scheduling, coordinating and inspecting building maintenance work.

Essential Functions:

Assist in planning, scheduling, estimating and coordinating the labor, material, special tools and equipment and contract services for work orders. Allocating resources (materials and people) in order to complete projects.

Make decisions on the appropriate materials and equipment to complete the job. Initiate requisitions for necessary equipment, materials, rental equipment or contracted work; tally for goods received.

Supervise and direct the work being performed by vendors, District personnel, or consultants. Inspect work in progress to assure conformance with the plan, schedule, drawings, specifications and expected quality of workmanship; handle minor discrepancies; report major discrepancies. Coordinate contract work and evaluate contractor’s performance.

Handle all information pertinent to ongoing projects. Maintain blueprints, service manuals, work orders, records and prepare reports.

Follow up with people to ensure and expedite work completion. Perform skilled maintenance work in emergencies.

Assist in preparation of Building Maintenance budgets; maintain various account balance records. Prepare scale drawings and sketches for review, approval and construction. Layout work and set elevations. Maintain computerized systems, including generating of reports as needed.

Work closely with a team: contractors, vendors, District personnel, enforcing prescribed safety rules and regulations and observing safe work practices.

Non-Essential Functions:

Perform other duties as assigned.

Minimum Job Requirements:

Education: Associates degree or trade school education in Construction Technology or closely related field or an equivalent combination of education and experience.

Experience: Five (5) years of experience in building construction trades.

Specific Skills: Ability to read, interpret and retrieve various drawings and blueprints, including electronic schematics, ability to retrieve electronic data; ability to use hand and power tools; ability to communicate orally and in writing.

Specialized Knowledge, Licenses,etc:

Considerable knowledge of construction methods, procedures and practices. Good knowledge of mathematics. Valid Ohio Driver License and a driving record in accordance with the District’s insurance carrier.

Supervisory Responsibilities:

Supervise and direct the work being performed by vendors, District personnel, or sub-contractors in completion of work orders and contracts.

Working Conditions:

Half of the working hours spent out doors with occasional time in noisy, contaminated, dirty conditions. Occasional use of eye and ear protection, or breathing apparatus.

Physical Demands:

Equal amounts of time spend sitting, standing, and walking with occasional stooping, kneeling, and climbing.

Internal: Interfaces with District personnel

External: Interfaces with contractors and the general public
